I do this all the time but it's terrible design that you have to leave the game to create these "stamps" and you also can't leave ghosts for future planning or copy and paste.
This game needs a serious QoL overhaul.
Now you have your ghost for zero cost. When want to use that area for real you'll need to uprgade the roads so you can zone against them.
You might need to do some fiddling and make some oneway roads so service vehicles don't waste time using the dummy area. That's where it gets extra fiddly, but I guess a small price if you really want to plan ahead.
In factorio it's shift-click to place a ghost layout or click to place the real thing which overwrites the ghosts automatically.
I gave up on planning ahead in this game as the roads always complain about slopes anyway.
Unless you flatten the whole map it becomes impossible to get the perfect layout. So I've stopped fighting it and just have bad layouts as a result.
Try using the contours of the land when laying roads and just flatten either side of the roads where you plan to zone.
