I can't finish 3 quests because of Cass

I have three quests related to Cass that I cannot complete for some reason.
1. "Birds of a feather" - this quest requires me to have Cass follow me to New Vegas to speak with Jean-Baptiste.

2. Heartache by the number - I have to try and get Cass to sell her caravan ownership.

3. You can depend on me - same as above.

There are no dialogue options available to me to have Cass sell her caravan rights, and she also will not follow me to meet with Baptiste. I have no idea what to do because all of these quests basically require me to speak with Cass, but the dialogue options I am provided with a dead ends. I have exhausted the dialogue tree and do not know what to do. Do some of these quests conflict with one another?

You need 50 in speech or 50 in barter to convince Cass to sell and you won't be able to advance in any of these quests or recruit her as a companion until ypu do.

i used to get her initially for the companion achievement but then i found out you don't even need her lmao. Once i got lily and rex i got it without her as my companion.

tbh she's overall one of the worst companions for damage utility and companion perks:

-the calm heart or the extra damage is meh

-raul and boone have better gun stats (especially Raul the gunslinging ghoul ♥♥♥♥♥♥♥♥♥♥♥♥♥ 100 GUNS)

-the whiskey perk is super limited to certain alcohols

-she's incredibly tedious to get (unlike literally any other companion even Rex just gotta talk to the king to get him and eventually go to the doctor but you get him by then) while cass you gotta talk with her, go to the caravan, and then need a speech or barter check of at least 50 to have her sell the deed to her caravan name then be able to recruit her

-she's also incredibly easy to lose if you get very low karma, something no other companion does (gannon and boone leave if you get too much good legion rep or if you kill 2 NCR men but not karma related).

The only remote thing about her is the rose whiskey alcohol craft recipe. Once you get it she becomes literally worthless. I always get her to freeside to get fried by the Van Graff brother and then reap in the rewards from the legion trap.

If you let them all fight it out the legion usually kills the NCR and Van Graff guards. You can then kill the legion for no karma loss and literally loot about 4k from the van graff armors, ncr armors, legion armors, all the weapons, and then get to keep the van graff armor itself to sell or keep.

that's for 2 and 3

for 1 you just need to get her to sign it away then killer her or get her killed (in hardcore only or else they get knocked unconcious but it's much more satisfying to watch her get vaporized lol).
