You don't need WIld Wasteland for the unique bb gun, it just makes it spawn in a different location(which I don't remember) it normally spawns in Field's shack outside of the Nellis base.

Don't get wild wasteland. it makes it harder to get the BB gun.

Get built to destroy or something.

Wonderful. I like this. I'm sure I'm not the best person to ask about this but if I recall, the BB gun is silent, so maybe you'd want to take perks that complement that and focus on stealth and criticals.

Cowboy boosts the BB gun damage.

Silent Running would be good.

Bloody Mess deals 5% extra damage. -corrected-

10 Luck yields a whole hell of a lot of criticals.

Maybe plan on getting Jury-Rigging to keep your BB Gun in tip top shape.

Actually, the above were just my initial thoughts. The wiki breaks down some stuff for you:

Perks (dam.)
Cowboy(+1)
Bloody Mess(+0.2)
Lord Death(+0.2)
Thought You Died(+0.4)

Perks (att.)
Fast Shot(+0.3)
Ain't Like That Now(+0.3)

Perks (rel.)
Rapid Reload(-0.8s)

All in all, seems you can about double your damage once all perks are taken/achieved. They didn't mention traits, some of which may be useful here.

EDIT: When I started this, no-one had commented. Oh well.

Bloody Mess has four ranks that will help you by simply increasing damage and by the fourth rank has a chance to make enemies explode just by being near an enemy you're killing at that moment.

I think the bloody mess you're thinking of is Fallout 4's

Oh you're right. Forgot there was a Fallout 4.

Unarmed is deceptively a candidate for the most overpowered build in the game. Unless you mean literally unarmed, with just your fists and no unarmed weapons. Never tried that. I can guarantee you that's harder than a BB Gun build, though.
