How to create rich area?
Hello. Any tips for making a rich estate? I have made it a gated community district and made large homes. However lots of poor people are moving in or no one at all. Any tips?

I believe it really comes down to money. The more money a person has after their expenses, the more they have to upgrade their home. So higher education for better job and lower taxes should help. Free places of entertainment and parking nearby so they don't always spend money at shops and to park. It can all take time but they will eventually have more money if you can lower their bills.

developers divided land value to two categories, one is actual value of home and the other good old land value. i believe but not completely sure , that house value is about wealth and land value is about like old cs1 style.

being adjacent to water will increase land values. I place LDR next to water, so only a few can afford it, and the demand for it remains low.

You need parks, services, and jobs. Inner city communities tend to be the richest because of this, but it shouldn't be too hard to do in a suburban area by having a neighborhood near an office park.

Gated community helps because it helps with not having services in the district but if you do both they're guaranteed to be rich.
