Placing buildings without relying on zoning

Hello! Does anyone have any tips or mods for placing/plopping residential and other buildings without being restricted by zoning colors? I’ve noticed many players on YouTube placing buildings in their cities freely, without the zoning color constraints. Any suggestions?

When you are zoning, you don't have to is a whole slab at a time. There is an instruction on the zoning tool that allows you to put multiple zones on the one piece of land, You could divide the "block", or street into much smaller blocks, and mix n' match to your hearts content.
