Anyone has any advice on the 'Key to the City' Achievement?

You will need to build a LOT of different things and to plan your zoning around the fact you need a LOT of all different zones. Here's how I am proceeding:

- along my city's progression, I always keep an eye on the objective for those unique building that mostly have "x amount of y zone type" requirements. As soon as you have unlocked and built all the unique buildings for one type of zone, stop adding more and focus on the remaining zones.

- Plan your industrial zones so they have access to all/as much resources as possible. You're gonna have to build several of each one those specialized industry buildings so you might as well make it worth your while and make money out of resources rather than just randomly popping these buildings anywhere. This process can also be done as your city grows and it will increase your money output at the same time.

- DON'T ENABLE DISASTER. While they are fun to some and put on a challenge, you don't
want anything to slow down this very long process.

- For those useless buildings your city don't need (like electricity source you don't need or don't want to use, disaster buildings, etc...), wait until your city starts making huge money. don't hesitate and keep your tax to default until you've unlocked the achievement as it ill help with the money needed and there are other ways to keep your citizens happy.

Finally, this is quite a long achievement to do so the key is planing right from start, making your city grow as fast as possible so you can unlock buildings as fast as possible and try to make as much money as possible to help you build those buildings as fast as possible.
