i found out again that 3x4 and 4x4 demand is always there. and still provides spacious house bonus for overall happiness. and for medium/high density i prefer 1x6 and 5x5 for apartments as standart.
this s the only thing i can do until a mod like ploppable rico arrive

How come they didn't include high density high wealth housing? Just low density houses that transform into almost regular houses
Yes, the game allows a zoned building to be up to 6x6 cells, but outside of industrial buildings and some retail zones, I don't really zone up to that size. That's 48 m by 48 m (or 157.4 ft by 157.4 ft for some of us), resulting in a total area of 2,304 square meters (24,800 square feet), which is frankly quite massive and a lot of land... Something that won't be cheap when the land values are really high.
what i said is exactly whats happening in that video
after a while(shortly after game starts, even before reaching 1000pop) game just gives you multiple smaller units instead of 1 singular unit of your choice. and certain locations on map always give you smaller lots also.
i also dont think its about land value because it s happening at start of city, when land value is lowest. at least when i look at land value its "blue" / "low"
you get two 2x6 instead one 4x6
you get one 2x5 + one 3x5 instead of one 5x5
you get double 3x6 instead of single 6x6.
but i figured it doesnt do this for 3x4 and 4x4 lots, at least not that much. yes sometimes you get double 2x4 but you can delete and get a single 4x4 easily.
I will have to use developer mode, then.

I am experiencing what you are describing in your post as well. After a while, the game only wants to give me 2-cell-wide houses. If I zone 4-cell wide, the game always splits it into two 2-cell-wide houses. It's frustrating as it makes my suburbs look quite bland, full of 2x6 houses.
On another note, the Cities Skylines 2 Wiki says the widest you can go with low density residential is 4 cells. So it seems to be normal behavior when the game turns your 6x6 low density residential into two 3x6s. Here's the source: https://cs2.paradoxwikis.com/Zoning.
