how do you get rid of a unit?
Lets say you have a vampire that can not cross a ocean and he is in a place of no use to you, how do you disband him?

Why would you want to disband a vampire, they cost no upkeep ?

Otherwise, the only way to get rid of a unit is to send it to death. For immortals, that could be tricky (but given they usually don't cost anything, why would you do that ?)

Actually I have 3 King air elementals and 1 fire on a island, that just sit there as they can not go underwater, which is something I did not know. Kinda sucks

What Mormacil said - teleportation magic is one solution.

You could also craft Boots of Flying, Magic Carpet or Flying Ship. (I can't remember if flying over water overrides the "can't cross water" limitation of vamps, but the above objects work for all other units.)

Flying can only be pathed over land and rivers, sea tiles don't count.

If you are amphibious the flying ability reduces the cost of sea provinces to 6 MP, so it's relevant in some way.

The easiest way to get commanders that can't go underwater off an island is to use a Pocket Ship and sail to a friendly land province over 2 sea tiles. That requires 3A2N paths and an easy way to get those crosspaths is a Fairy Queen and since you already have Conj 8 that should be easy if you've built up your N paths.
