What I found out is that that early on in the game you don't need to tank as much as you would think, you need to play him as an initiator, and for that you need mana (soul ring, wand, falcon blade, echo or just oblivion staff) and mobility (blink and phase boots). With those items you can flash farm creep waves on their side of the map and quickly get away while earning insane amounts of gold for a position 3 hero (don't forget to do that).
As the game progresses and enemies start buying bkbs you will start to tank up both by leveling up and by buying items you mentioned. Although I prefer ac over crimson and bkb over pipe (depending on the game ofc). Also shard is a must have for me since it allows you to cc 2 heroes out of the teamfight.
I agree bulwark can be useful while pushing and in some niche situations, but I focus my playstyle around the spear, let me tell you, that thing is brutal against both supports and squishy carries if you can blink+stun them in time.
In conclusion, Mars is really strong early on when there are no bkbs in play, later on (around 35 mins) he starts to fall off quite a bit and serves as an initiator, disabler and a tank.
