It's simple overemphasize on believe spell immunity = invincibility.
Every time I see someone build it in my games where it seems low effective, I ask why. Every now and then I get someone who actually answers and give at least a reasonable response, or discover they don't know that the things they're building it for could care less about spell immunity. In even more rare instances, the latter asks for advice and can be redirected towards possibly more effective defensive items; Manta, Linkens, et cetera.
