This a general knowledge from low level pubs, where you play perhaps as a smurf and destroy poor noobs?

I'm not gonna waste my energy with arguing all 3 points separately. Just look pro games if you don't believe me. If these items are great, you'll find a lot of samples of its usage:D

"just look at pro games" tbh Imitating how pros play is retarded in the sense that you get to play good but dont really understand why you take certain items, the best way is to ♥♥♥♥ on guides and make up your own ones, learn from mistakes adjust until you develop your own playstyle. I dont say its wrong to consider what pros build and what not, and its helpful but you can be sure as hell they don't know everything either, and even if they would do their items are aligned with their teamplay and their own playstyles, thus every item is viable in some form ;)

The pros have brought item builds and build trees to such efficiency, that "own builds" and meteor hammers will remain for niche'.

Pro games are 5-man team games where they can rely on their teammates to be fully cooperative at all times and to intentionally synergize with each other's items and heroes well. The average Dota player will not have conditions even remotely like this and so different builds are required. You are comparing completely different scenarios and trying to get the same outcomes, but it doesn't work that way.
