The Railroad requires you to not get banned so they can go through with the plans (including making the BoS hostile), so the two kinda conflict.
All you need to do to please the Railroad is make sure to evacuate the Institute. It will not be the railroad ending, but they will still exist after the Minuteman ending.
Also in Human Error in the compound there is a speech with Manny where I can say Institute should be wiped out. So if I do this before I teleport to Institute, it might be a problem right?
As for Covenant, it has to be completed before the game endings, after an ending is done the quests stop working.
Also are questlines of railroad/BOS stopped after i reach minutemen ending?
So to get all endings make a hard save:
1. Institute before entering Mass Fusion building and starting the quest
2. Bos before speaking with Kells and starting Tactical thinking
3. Railroad before entering Mass Fusion building and starting the quest for the institute.
Then do any side content, any other DLC.
This way you will do everything you can without choosing a faction and you can see all endings very fast. Also get the maximum rewards from all factions without agro anyone.
And then decide your cannon ending factions , complete any achievements and then do Creation Club/Mods mods.
1) Do all Minutemen main quests up to Old Guns - you can go no further until later
2) Join the Railroad and do all quests up to Underground Undercover
3) Join BOS and do all quests up to Blind Betrayal. The next one they give you is Tactical Thinking where you're asked to destroy the Railroad, don't even start it, don't talk to Kells at all).
4) Use the Minutemen to build the Molecular Relay, go with the Institute quests up until The Battle of Bunker Hill.
5) Warn Desdemona about the battle, but not Elder Maxim. Shoot the Coarser as soon as you meet him, then just run to the synths and free them, do not engage with any BoS or Railroad fighters, take out only the turrets.
6) Return to Father on the roof, use the most negative/aggressive options when talking to him. He will banish you and the quest Banished from The Institute will occur. You will fail Underground Undercover at this stage if you still have it in your inventory, but that doesn't matter.
7) The Institute will attack The Castle, and you will get the quests Form Ranks and Defend The Castle. hopefully you have plenty of defences and missile towers set up to defend it.
8) Do The Nuclear Option with The MInutemen. Be certain to evacuate the civilians and free the synths using Father's terminal else the Railroad will go hostile and you'll pith off Preston Garvey.
9) After this the main mission will end. You'll still be friendly with The Brotherhood, if you wish to make an enemy of them go to Boston Airport and kill any named character.
10) You'll then get With Our Powers Combined from The MInutement where once again you defend The Castle, this time from the BoS.
Also Sturges gave me a holotape before I went into the Molecular relay so that starts the Insider Job quest (Minutemen parallel for BoS's Outside the Wire?). Does that make the Insititute hostile or I can do that quest before getting banned from Institute?
Not certain about your other question as I've only ever completed the game once with the BoS and I did things very differently as it was a 'pure Brotherhood' run where I stuck with them throughout..
