There are probably others, but those are definitely the ones that you'll find have basically all the good stuff. A variety of Zorkaz's stuff includes various wood walls, rafts and such, but if what you're looking for specifically is Institute, those will have you covered.

I personally used that above mod to make Father's/my suite look absolute bad ass, within the Institute.
You might need to configure Homemaker using its crafted holotape. There are options for like, bunkers and other things that for whatever reason are 'optional' rather than just present at all times, make sure you've got the options installed correctly.
It's been a while since I configured anything but I know that SOE's stuff can be split up into categories (buildings, decorations, furnishings) or left in one menu option for the whole deal. I can't recall whether Homemaker does that too, I generally just hit it in the menu as a 'has everything in it from power to crafting to structures'.
The Institute build materials/options are interspersed within the Homemaker drop down build categories. So you have to go throughout all the build menus Homemaker and vanilla to find them all.
At least that is how it works for my version that I use.
