Apparently, their approach is under the radar of the other groups, probably because they're only interested in rebuilding civilization from the ground up, and don't need the kind of tech that would attract bad attention from groups like the BoS or Institute.
Basically, no one cares about farmers until they get hungry. And even then, they just want to steal the food.
^^ Yes join them all. Do their quests. Learn their secrets. And at some point you will have to make a choice as to what side you will support for the end of Main Quest Story.
BTW, the beginning of the end starts when you get the quest The Nuclear Option. So watch for it. When you get it, backup that save. Then you can go back to it and do the other endings. Make a save after each ending and then you can choose which ending to proceed from for your post Main Quest line game.
If you get banished from The Institute before working with the railroad, they'll refuse to help you.
If you want to see all the endings then your best bet is to work for the Institute until you get Mass Fusion, and make a manual save before you take the teleporter.
You are correct. If you want to do the Institute ending it is Mass Fusion. And that probably is the save you'll want to return to in order to play out all the possible endings.
