You don't HAVE to, there are other frames in Nuka-World just not any you can buy. Unlike the Overboss the other sets have usable frames.
Pretty sure no one waited 3 years for an answer. But to solve your problem, the legitimate way into the residence is through a drain pipe to the west.
If you have power armor on, you can activate the power armor stand then exit out of the menu. This will teleport you inside. And if I remember right, there is a chained door? While you can't shoot chains off, you can order a companion to remove them. As NPCs don't actually physical interact with the object (they just have to be near it), companions can remove chains magically through the door itself. You just have to be able to target the chain from a distance, like through a hole or broken window.
And I've yet to have a settler borrow my power armor and leave it outside if I take the fusion core out of it.
