Game crashes whenever I go near Mass Bay Medical Centre

I've played fallout 4 for quite a number of hours and had no real issues up until now. Whenever I go into a certain area within the theatre district, specifically in an area south west of Mass Bay Medical Centre, my game crashes seemingly without explanation. I own all the DLC and played the majority of my time with the High Resolution texture pack until I uninstalled it trying to fix the issue.
I have tried:

Installing the Unofficial Fallout 4 Patch mod

Installing the County Crossing Crash Fix

Uninstalling the High Resolution DLC

Loading to a save before I 'discovered' the areas surrounding the crash radius

Setting the graphics to their lowest

Fast travelling away from the area

Dismissing my companion

I really don't want to start over as I have spent a long time on this save (idiotically) and did not start creating new saves regularly until the issue arose but I love fallout and would be willing to do so. Please let me know if there is anything I haven't tried that I could attempt to fix this as I'm currently at a loss and have spent hours trying to fix it.

My game used to crash whenever I go near certain spots. I solved the crash problem by uninstalling all mods and install only the unofficial patch.

There seems to be a major crash line running across the river by the bridge with the turret & 3 raider towers on one end & the single raider owned tower on the other. Even crossing it in a plane does it! It isn't even related to mods on my character ATM! Removing almost all modded items to a container in Hangman's ally, Leave the settlement, then uncheck all mods. Pass though the glitch zone for whatever task. Recheck the desired mods. Then returning to settlements after the task at that location seems to minimise drama! Make sure to clean out any stored items in storage mods 1st, or lose them! Modded settlements & items stored at them don't tend to disappear this way! Its a real pain in the ass but seams to be the best work around :(
