The way I always come at it now is to go to Old Corner Bookstore and climb over the bus / rubble. You're then on the street outside Goodneighbor with the gate straight ahead of you and the neon sign visible.
Another way is to come through the square outside Faneiul Hall, go up the stairs, head straight then turn left. That brings you to about the same place.

And I agree, marker is a liability because it keeps guiding you into impassable walls.
Basically the only way to get to Goodneighbor is to already know the way. I found it by total accident the first few play throughs, or by wandering around for hours of real time.
It would really have been a help when Nick tells you to go to Goodneighbor, a place he knows, if he would take you there. But no, he says he'll "meet you there" without even checking if you know the way.
I thought the OP said the marker was on the map. Isn't that only put there when you first arrive at a place? I thought if the marker was there, you'd been there at least once. I still get markers appearing on my map when I get to a place for the first time.
Still, there is a thing called 'Fallen Skybridge' directly south of, and pretty close to, 'Goodneighbour'. If that is marked on the OP's map they could just go there and then head straight north. Can't go too far wrong with that.
Of course he says that. It could be seen as a 'test'. After all, if you can't find your way to an entire well-known community you're not going to be much of a detective.
