Approach from the north and look for the Corner Bookstore. Then hop over the heap of rubble and you're home free.
What bugs me is that you speak to people who know where it is and how to get there, but none of them can tell you how to get to it or even lead you there.
It's possible that when you tell Nick to "meet you there" you might be able to actually follow him? I've never tried it though.
The most sure fire way is to go during daylight to the park street station on the freedom trail. In the light you can see a few signs and its practically a straight shot east.

when you look towards the directionof GoodNeighbor form the overpass there is a woden fence if you can make it over that fence it will transition you to goodneighbor as if you used the door.
It is tough to do unless you have PA with a jetpack upgrade. There is another spot that will do the same that is easier to get to but involves getting to the higher overpass and going down through a wrecked train onto a building then jumping into goodneighbor.
If you go Talk - Relationship, you will get a general idea of their current affinity level.
This is one of the easier ways to get affinity with some of the companions.
Lockpicking
Gage, Cait, Deacon, and Piper like this. MacCready likes this, but only to locks owned by others, whereas Piper dislikes picking owned locks. Strong dislikes picking any locks.
This can be repeated by using a safe that has a terminal attached to it, opening the safe and then using the terminal to lock it again.

Preston basically likes you to be a goody-two-shoes.
