Hardware Town is full of tools, lightbulbs and fans.
Watts Consumer Electronics has....electronics.
Police stations are a good place to look for office supplies like phones, typewriters as well as police items like handcuffs.
Hospitals are good for science & medical related things like microscopes.
Super Duper Mart has pre-war food and aggressive ghouls, just like real life grocery stores.
Gyms have weights, boxing gloves and of course buffout so you can get your roid rage on.
If you have automotron dlc then the building is right where you meet Ada. It not then follow the river south east from Lextingon. On the map it is almost directly south of Covenant but across the river by the bridge covered in explosives (forget the name).
Edit: as far as undamaged or clean items: Vault 114 (where you find Nick) has clean plates, glasses & cans in the kitchen area and undamaged Abraxo in the bathrooms.
Cabot house also has lots of clean pre-war items but you need to steal them or do the quest.
I also forgot about the Institute, tons of clean and undamaged stuff there like coffee pots
