Side-Stepping quests. The Beryllium Agitator (Possible Spoiler Alert)

I've been aching to get inside the Mass Fusion Building since the gunners thought to make me an extinct species just for wandering by.
I went in, bent on raising hell .. which I did wearing my Grognak Costume with the Grognak Axe and wailed away on them.

So, I asked myself ... Can I get this Beryllium Agitator and keep it for myself?
I couldn't get any higher up than the 3rd or 4th floors.
Since I couldn't seem to find the executive ID card, I used the console command to get my hands on it just so I could use the elevator.
I couldn't use the main central elevator in the lobby, so I opted to use the "other" elevator.
.......... Lo and behold .. I found myself on the reactor room floor.

Then some interesting development happened.
I was nowhere near doing anything for this "mysterious" Institute other than killing Tin Cans trying to kill me. I hadn't even gone as far as looking for this mysterious scar faced stranger who took my son from the Vault. (You know that fella). Much less, even triggering "Reunions" or even triggering the appearance of the Big BoS Airship.

So as I step into the reactor room I get this quest notification to take the agitator to some institute woman apparently hidden underground.
So .. you would think I just sided with the Institute, right?
WRONG .... LOL . it gets better.

I grabbed the agitator and got rid of security.
Made my way down to the lobby.
Guess who I meet downstairs in the lobby?

The BoS and the Institute BOTH in the lobby have miraculously appeared and are having a vigorous aggressive discussion with each other.
But guess who's trying to kill me.
Not the BoS but the Institute Tin Cans.
So I step in and kill off the Tin Cans.
When I'm done I walk outside and the world doesn't look any different.

Still, no airship at Boston Airport.

I'm gonna hold onto this agitator.
