Can I join three factions?
Look I know I have to be locked into one faction for the end game, BUT; can I join The Minutemen, Brotherhood of Steel, and the Railroad, and do their respective quests to make the wasteland a better place, THEN decide at a later date which to go with for the end game, or does progressing in one of the faction's quest lines lock you out of the other's quests?

You can join all factions, but with every faction you will have to destroy 2

If you join The Railroad, you'll have to get rid of 2 factions
If you join The Institute, you'll have to get rid of 2 factions
If you join The Brotherhood of Steel, you'll have to get rid of 2 factions
If you join The Minutemen, you'll have to get rid of 1 faction, 2 or more If you make the rest hostile.

It was a real pity that Bethesda "fixed" the alternate ending where you could get away with killing only one faction if you sided with the Brotherhood.

There was an exploit that allowed you to skip Tactical Thinking and continue with the Brotherhood ending but I believe that has been fixed.

Not unless you kill them, would've been great If you were given an alternative to "steal" the schematics from their terminal and give it to Sturges.
And maybe If they had a storyline about Sturges, and his relations to a certain place, as he's a certain something.

There is a way to still be in all 3 factions end-game but it's really complicated.

Not really, you can progress with The Brotherhood of Steel and The Railroad up until they offer their "faction killing" missions, then end the game with The Minutemen after you make The Institute hostile / have The Castle already and artillery.
