Seems like house is pointless then. Not only you have to go through bunch of LONG loadings but you cant even use resources.

Well it isn't pointless even if you don't mod it to be a settlement. It is convenient home to use as a base where NPC's won't be bothering you by taking things out of your storage, toppling objects and in general being obtrusive by sleeping in your bed and sitting in your chairs. You can decorate it as you wish, have your stuff on display etc. You can use the nearby Alley settlement for crafting when needed, connected to your supply net. Or keep the workbenches in the Home Plate well supplied with basic resources so you can do it there. Shouldn't be a problem in the middle to late game.
It's really no more than a minor inconvenience. You have to step outside and buy Junk from Myrna. You're already pretty rich or you couldn't have bought Home Plate. If there's a workbench you need that you don't have in Home Plate, that's also just a few steps away.

What it does do is stop you from loading the Home Plate workshop up with junk etc from the market and then using that junk to build in any settlement. That would be kind of OP in my view, so its a good thing it's blocked.
By the way Home Plate is not the only "settlement" that behaves in this restricted way, more like a single home than a settlement.

There isn't but there are nearby settlements you can always take advantage of Grey Garden ( which is pretty hard to unlock early on - thanks to all the mirelurks, supermutants )

Dupont Station - which is much easier.

Homeplate is more of a convience than an actual base meant to be used.
Generally what I do i grab supplies from nearby areas and then dump them into Homeplate

This lasts me quite a while.

the gig is this hp is a home not a settlement. there are plenty of mods that do this on their own or part of their conversion. the whole settlement is pretty new in the franchise of fallout and may make a debut in the ES for it is a interesting aspect even ES 3 had semi buildable homes but not to this degree usually ES3-4 and better 5 with their hearthfire dlc.

Unlock Hangman's alley(which is the closest to Diamond City) and transport materials from there, use a companion like Strong, buff your carry weight as much as possible(pocketed armor pieces, drugs, alcohol), you can also be in power armor and not suffer excess carry wieght damage or call a Vertibird to get close to Diamond city.

IDEK's Logistics has a storage locker that will give access to your designated storage. However it aint the same as a supply line because you have to manually remove items.
Or, from LGBSHI on Bethesda.Net, Cloud Storage. Similar concept. Works in Home Plate.
