Found a Fix for Extremly low fps with good hardware
I re-installed Fallout 4 recently and installed various texture optimisation mods and some vegetation mods but couldn't understand why my fps in the city went as low as 9fps... it was terrible.

After digging on the net for days I finally found a solution that I couldn't see posted here, so I thought I'd share it.

Don't ask me how it fixes the issue as I haven't a clue, all I know is, it's fixed my fps issue 100% and I have now locked it to 58fps with vsync turned off in-game running RivaTuner Statistics Server as the fps lock

For reference my specs are:

Windows 7 64Bit HP
2500K @ 4Ghz
16GB 1600Mhz RAM
8GB R9 390 MSI Gaming
Running at 1920x1080, 144Hz Monitor

I tried by making this post but only a small few of people bothered reading it and trying it for themselves.
I got the same results without the mod. Just adding a line under General:

bBorderRegionsEnabled=0

It works because I'm waaayyyy off the map lol.

As I said in the other topic of this that got necroed on this you are going to want to make sure you capped your frame rate to 60-75 fps.
Welp, tried it, it sounds good, doesn't work. Fps is still very sh_tty near bunker hill with gtx 1070. Sorry guys.

What fps are you getting?

My GPU is on par with yours, not sure what CPU you have but I lock my fps 60fps and it never dips with this mod
Strange, it didn't have any effect on my fps from what i tested in the city.
Perhaps this is somehow connected to the precombined meshes / previs data.
I already use the mod https://www.nexusmods.com/fallout4/mods/26286 that fixes / overrides all city area previs / precomb data that is missing from vanilla or broken by other mods like Tales of the commonwealth.
Maybe that's why it doesn't affect my game.
If you're still unable to get a stable fps after installing the 'No Borders Mod' I recommend limiting your fps to 58 in RivaTuner or similar then:

Enable: borderless windowed
Disable: vsync
Set iFPSClamp to 58 in your config

Okay so I was having issues with textures glitching and "trailing" even after uninstalling all my texture mods. Couldn't walk through the city without it happening and it would half my framerate whenever the glitches appeared.

Did some googling, came across this thread. Figured what the hell and downloaded the mod.

IT FIXED EVERYTHING.

I have no idea what the science behind it is but this mod is a must have.

fair enough, you'll just have to suffer with poor fps then
