Food, lot of defense, water, roofs, light, ....etc.
Anyway, what I said...
Have you tried putting down a wooden prefab from the workshop menu with two beds in it? Make sure they can get to the beds by adding steps if necessary, as the terrain at Tenpines is pretty uneven.
I never really liked that original hut they had with the two sleeping bags in. Looked pretty crummy lol.
Only way of dealing with it is via scrapping mods or console commands by making sure you have what you wanted to get rid of selected, go into console and type
disable
First, then after that
markfordelete
Floor and stairs are no problem they have and will have access to their bed.
[EDIT]
Not noticed any bugs from just deleting beds via console command no, I've used it in other settlements where the beds are placed in a daft way and you can not move or interact with them normally in the build menu (eg The Slog).
Got to make sure its the bed you have selected for deletion though so save before you go into console each time. Oh and hit enter after disable and again after markfordelete
