Airship Down without destroying Railroad?
The wiki guide doesn't say I get banished from the Institute if I warn the Railroad, but I've forgotten whether or not dialog with Father is locked until I destroy the Railroad, myself.

no, father will ask you to go and kill desdemona, thats all - anything else there is up to you.

There might be a mod. I couldn't find any during a quick search though.

This one allows you to spare the Railroad if you do the BoS ending:

I'm not sure if an Institute equivalent is out there somewhere.

Thanks. I'm okay with believing the BoS would be ruthless with their rules about technology.

I want to at least be able to switch priorities and do Airship Down FIRST before destroying the Railroad. That way I can still have a choice of who to kill. The way I understand it... if I try to complete Underground Undercover, I become enemies of the Institute because the synths have to fight their way out.

Airship Down (destroying the Prydwen) is part of the Institute's questline, and only happens after End of the Line (wiping out the Railroad).

If you're looking to drop the Prydwen with the Railroad before destroying them, you'll have to progress through the Institute questline until you've completed Powering Up, which allows Underground Undercover to progress, and the Railroad questline can then move on to Precipice of War and Rocket's Red Glare, where they attack the Prydwen.

I can' say if any of them absolutely lock each other out, but it could well get fiddly trying to juggle them because in each questline you've got quests to wipe out different factions running back-to-back. Depending on how they've sequenced it, you might need to make your decision of where to proceed immediately after Powering Up.

Geez... all I want to do is use Liberty Prime to destroy the Pridwen BEFORE I free the synths and destroy the Institute!

That would be difficult without mods, since taking down the Prydwen is basically the last challenge the Institute tackles in its questline, immediately after taking down the Railroad.

The only one that might have a chance is the Minutemen, but I think you have to break away from the Institute before they'll pursue an attack on it, and it may be too late for that once Airship Down happens.

So... the forced linear sequence of betrayal goes as follows:
Power Play (nab genius for Institute or side with Minutemen and get locked out)
End of the Line (wipe out Railroad or warn Dez and get locked out)
Mass Fusion (get the Berilium Agitator with Brotherhood and get locked out)
Airship Down / Rocket's Red Glare (Institute or Railroad destroys Brotherhood depending on whomever is destroyed first)
Nuclear Option / Liberty Reprimed / Complete Underground Undercover (destroy the Institute)
