you still hav to grab pearls, oil, and similar items from the far north, but it's at least nearer this way. Metal is easy, as well.
Only thing it's lacking is ocean access, but there's a quick land route to the west that leads to the bay at 60,15 that could be turned into a water pen, or alternatively a short run south down the river gets you to 82,28, where you can block off the entire inlet to store water dinos.
(note that the northernmost section of the beach uses the mountain spawn table, so build south of that).
Easy access to pearls, oil, crystal... metal you either have to go up the hill (3veins) just before the snow, or south to the river with a ton of river rocks.
(not a good place for metal, but easiest pearls/above ground oil, even if you don't have hide armor)
The northeast mountain has lots of metal. Crystal and rare flowers on top, obsidian on half of it. Not really close to any water though.
