1) Your irrigation pipes must connect to an Irrigation Pump that is touching water (I usually just dig out a 2x2x2 area near the Pump and pour out a bucket of water there.
2) Your Farm Plots must be touching an irrigation pipe (i.e. 1 block away), or at most 2 blocks away from one. I'm told diagonal lines count as 1 unit of distance.
3) You must plant the Underground varieties of seeds, these are made in the Mortar with that crop and with Super Corn (I think it's 4 Crop + 2 Super Corn, so Underground Super Corn Seeds takes 6 Super Corn each)
4) Your Farm Plots must be 5 or fewer blocks from a Grow Light (I'm told the direction they're facing isn't important, but I've seen crops adjacent to the light not grow, so some testing is needed). I placed the Lights on the edges of the farm facing inward, I had to place one every 3 rows.
You'll need to be a Master Farmer to craft the Underground Seeds, and max the farming perk to make irrigation systems.
