Frame drops by 50% with trader?

Hey guys, I have had this random issue occurring for a few months now, I thought 1.0 would fix it but alas, it did not. My frames will randomly go from 80-100 to below 30 when the trader is open, if I go far enough, the frames will go back to normal. It doesn't happen ALL the time, but with 1.0, it has been happening more often. I've searched around and have found no post with similar issues that relate directly with the trader. Doesn't matter which trader it is, they all cause the same issue.
5600x, 32gb ram, 3060ti, playing at 1440p, 80-100fps with everything maxed out, even if I drop it to 1080, the issue persists :(
I have tried turning off the things that usually cause frame drops, but no go.
Any ideas?

Is it Trader Joel?
If yes set your shadows quality and distance to low.

If no probably a few more infos won't hurt like:
• vanilla or modded
• single or multiplayer
• which trader
• rng map or navezgane
• fresh install or updated
• complete spec (steam→help→systeminfo)
