So what most people do is have a home base where they store everything, and then a horde base that they do all the fighting in so there's no risk to their stuff.
But yes they'll only attack you. If you play co-op with your buddies they'll also multiple and divide to attack all of you, whether or not you and your friends are based together or separately.
In the beginning, I use various buildings around a town as horde night fighting bases. When they get really tore up, I find and convert another. I don't spend a lot of time fixing them if they get really jacked up.
As I get better resources, better gear, etc, they get tougher and tougher (upgrading blocks, etc). When I start adding powered traps, the damage slows down a lot.
And about that stage I begin work on a single permanent fortress base. Bottom levels are all defenses, top is living, farming, etc. It's all about waiting until I have the resources and infrastructure to make tons and tons and tons of concrete quickly.
What does number of bases have to do wit "permadeath"? Or was this just a opportunity to say to everyone that you play permadeath?
And to answer to OP: Zombies spawn only in your area, there is 0 zombies in the parts of the map where no players are present. Regular zombies do not react on heat levels (forges, torches, fires...) but certain amount of heat will cause screamer to spawn - yet again they will not spawn if you leave your base and go exploring.
Horde night is a different situation, like people above already explained, zombies only want you, they will attack blocks if they can't get to you but they don't care for your stuff and stations. They chose easiest or shortest path to you.
