The other one I think should be under a junkyard.
The well is behind a really small super creepy looking house. With big burned out trees around the house and 4 smaller dead trees around the well.
Check your map seed and see if any show up there.
When you go to start the game to continue, instead of doing that scroll down to the bottom where it says edit options or something like that and then open that and then follow the instructions and wait for the map to load..Try to have something about your area memorized so that you can see if you can spot it on the map seed. Like if your town has a hardware and pill store etc. :)

The other is a creepy burned out delapidated house. But in the back yard it has a gazebo like little Well. Down inside that well is another bunker with concrete and vault style door which will take awhile to get into if you don't have the skills or equipment.
And I couldn't find a picture on general google search, but here is video that shows the POI of the well bunker. I know it's Navezgane, but the POI appears randomly in RNG

Yup you beat me to the answer. OP suggest you enter through the garage as the one from the outside would be harder to get into and more risk to clear out the tenants. Bring a Steel Pick you will need it. LOL.
