you actually dont lose anything aside some queststeps with fia (which arent needed for finishing her questline even) and some dialoge and an extra emote from melina.

thats it.
you lose nothing else by burning the tree.
the city isnt destroyed until you finish farum azula (beating maliketh is the point of no return to be precise) not sure why people still claim that. its missinformation. you are free to leave farum azula as soon as you used any gracesite there.

The Sanctified Whetblade is crucial to easily defeating the final boss. Don't leave Leyndel without it.
