So game one is the Central area of the world map, game 2 is the Western area and game 3 is all three of them combined.
So just get the third one.
Though if you -do- decide on getting one of the other two, they will combine with the third game to give you the races feature in that base game of those games in game three should you do so.

Warhammer is direct continuation of Warhammer 1, and Warhammer 3 is is direct continuation of Warhammer 1&2
All are great, but WH3 would be best to buy

WH2 has the best narrative campaign (Eye of the Vortex).
WH3 has the best sandbox campaign (Immortal Empires).
Warhammer 2 is the most challenging and most ironed out experience of the three games. The main campaign isn't as bad as I remember it; as long as one plans ahead a bit, then it's completely fine, even fun, actually. Most of the DLC lords have their own unique campaign objectives that are definitely worth trying out, with the worst probably being The Hunter and the Beast, although with some minor tweaks with mods, it fixes what is "wrong" with it. It also has the sandbox experience in a secondary campaign mode that combines the maps of the first two games. If you want the most polished, bug-free experience, get this game; I still play it sometimes and in many ways it's like a breathe of fresh air after playing Warhammer 3. It's also needed to unlock certain races in the third game.
Warhammer 3 introduces a lot of new mechanics and quality-of-life changes that were definitely missing in Warhammer 2, such as improving on diplomacy, where it's now possible to see the exact values related to one's "chances" of securing a deal with another faction and trading settlements is possible again. Allies are much more useful and less prone to cause problems for you and they introduced a whole host of new mechanics for specific factions to spruce them up. However, the main campaign is utter garbage, although most of the DLCs add some unique objectives that are actually quite good. The vast majority of people play this game for the secondary campaign mode, which is the sandbox experience that combines all three game maps into one. Unfortunately, the game is still quite buggy and this drives a lot of people crazy (myself included), especially as these things weren't really present in the other two games. A year ago it was still so bad that I went back to playing Warhammer 2. They reworked siege battles, which were the series' weakest point, except somehow they made them worse and more aggravating. Mods can help fix many of the problems and make the experience more enjoyable, but they aren't able to fix most of the bugs. I personally find that this game adds the least interesting races to play as, but if you love chaos, then this is the game for you, just remember to get the Warriors of Chaos DLC from Warhammer 1 to unlock them and I'd recommend the Champions of Chaos DLC as well for the complete experience. If you want the most up-to-date version experience and don't mind having to deal with some (annoying) bugs, then go with this game. There is also an element of "power creep" present in this game that can make some experiences quite annoying or just "boring," depending on who you're playing as/against. On the flip-side, they are still working on it, so perhaps it'll become as polished as Warhammer 2 and be much more balanced than it currently is.
