For sure gifting settlements helps a lot with getting treaties and for lower aversion it could work but -100 aversion will catch up with you eventually even when you have a few treaties, Getting the permanent relations boost from the LL trait can counter the aversion and helps make sure they stay friendly without you having to regularly bribe them with gifts and territory.
Like I said it would not catch up coz you make deals with the faction in exchange (Non-agression, trade, military acess, alliance etc) add that to joining wars and you remove the aversion
