What's the difference between housing tiers?
Apart from an extra bed, is there any difference between a "simple house" and a "house". I know the building material makes a difference in mood (at least I think so) but what about the type of house?

I think it also influences the mood. That said, the building material not only influences the mood, but more importantly, better materials and upgrading the walls improves insulation, which in turn means less firewood consumption.
Better materials also last longer, so less time spent on repairs.
Drastically less wood consumption and repairs.
Functionally the two 4 bed houses serve the same purpose. Grandeur and aesthetics are the differences.
I build the simple house vice the house. course, if we had decorations/furniture options, then I would build the house.

The materials the house is built of, and whether or not it is insulated, affect firewood consumption and mood. The tier (size) of the house affects the number of available beds, and mood. The effects stack, so a full size (tier III) house with stone walls and wood tile roofing will give the biggest mood boost. However, note that mood currently has little effect on gameplay, so long as your people aren't so unhappy that they leave.
I just built a tier 3 house - fully upgraded and moved a family there from a tier 1 small simple house which was also fully upgraded (both has 100% insulation). No change in mood at all.
So it appears that the difference is only aesthetic, in which case it was the first and last tier 3 house I have built.
Why would we waste materials and building space if there's no return on investment?

I think they're talking about repairing damage. But that is only affected by building materials, not by tier, as far as I know.

Does anyone even build houses out of anything else than stone? The only wattle house i made was my first one because i did not know you could change material. There is absolutly no reason to NOT build out of stone.

It doesn't require less wood to heat it. It requires fewer repairs because better materials last longer. That said, the top tier house is more of a status symbol then something you need. As you noted, they cost more and take up more space but don't really give you much that the standard stone house doesn't have.
