The housing and assigning occupant mechanics
So, this is what I can conclude from experience and still need to be put to a more extensive test :

1. A Newcomer will always put in the first top available house based on the house list on your Management tab regardless of the gender of the current occupant on that house (if any).

2. If the Newcomer happen to be on the same house with opposite gender, there is a chance that they will suddenly in married status.

3. If that's the case (married) you can not separate them into different house. When you assign one of the couple into different house, it appears that you only move that person without the spouse, but as soon as you press ESC and back to management tab, you will find them on that house together.

4. If they are not married (from point 2 above), you can assign one of them to any house slot available without the other move in also (you can separate them because they are not married).

5. If they are not married (from point 2 above), there is a chance that they will on the next season. So if you plan not to put them together, do it ASAP.

Again, this is what I get from experience (40++ hours gameplay).

I have seven couples in tier 2 houses that are fully upgraded to stone. None are married and have been living together for years.

I have two pairs who are married and have a baby and two other pairs where the happiness never increases. I was thinking about shuffling them, maybe they don't like each other. (I like to have kids in my village)

That is what I did. I made new houses, upgraded them to stone and then moved villagers around. They are all in the same age group and their happiness has increased, due to the upgraded houses.

Still no kids.

And for a control group, I have two couples in default tier 2 houses. Their happiness is still 50%.

Five couples in stone tier 2, increased happiness due to stone upgrades.
Two couples in normal tier 2. No happiness increase.
One single lady in a tier 2, no upgrades.
Me, wife and kid in upgraded tier 3.

My wife and I are only ones with a kid. No couple has more than a 3 year age gap. So 21 & 24, 30 & 32, etc.

I am having some issues with housing.
I haVe 3 houses with room for 4 people each (total 12)
I am alone in one hose.
Another house with 2 guys
last house with 2 guys.

So we are 5 and there should be room for another 7 people. But when I try to hire a woman, she said there there is not enough room for her.
Why is that?

BTW, I tryed to move al the guys to the same house so I have one house 4/4 and the other 0/4, but it doesn't work.

Here my break down I have

3 families with children, 4 without and 2 not married ages are 31-21, 35-21

Ages of the couples are

28-24
32-29
31-29
24-27
27-22
29-29
20-20

I see in game for me, when a woman have 10 years or more than me they all say "you are a bit younger to me" so I put people in houses with this years gap logic but....

You can change who they live with, as long as they are not married and it is different sex. M & F only, when moving.

So I found an interesting thing. Apparently when I try to upgrade (read: destroy-rebuild) a wall of a house contain two male-male occupants, they get homeless, sure. But when I try to put then back one by one into the upgraded house (now with rock wall), they do not want to be together.

So, hit F9 and I do this:
just before upgrade, I assign those two gentlemen into my house, and I and my wife get homeless. But they still get together in my house. Once their house is ready, I assign myself and wife to their upgraded house. Now, what I did is to assign them back to the upgraded house and we are just changing house magically. All is good, they still together, population control still in effect.
