It's somehow logical and not an issue of these mods. Non Terrain Conforming Props as well as Tree & Vehicle Props are generated at a specific point in the loading process (they are not stored!) This means using these assets in mods, will lead to the issue that they cant be loaded, simply because they are not created at the moment the networks and other things are loaded.
I've created some assets myself and one of the bothering things about it is to create the LOD models, independent PROPS and stuff. So this is amazing and practical!
WARNING
I think it's not recommend for everyone, specially for those playing on weaker hardwares or building big cities. That's because IMO people usually plop some PROPs of their favorite assets only, so transforming all your assets in props is heavy shit. Lots of useless stuff you'll never use.
