one method of making functional mixed use that I've seen done is to make the building in two parts that you place separately with the RICO mod and anarchy, ending up with one mixed use building. The upper residential floors basically float, wo they work well with the commercial building below.

@Dr.Seuss just housing. there is no sound method of making mixed use in this game yet

It spawns in low res areas. Noticed because it makes noise, in an otherwise quiet area. What have you tried to do here? Is this some kind of residential building with commercial area at street level? If so, great, that's really needed.

I don't know why but this building will spawn in a low density residential zone as a l3 commercial building.

Love it, we definitely need more mid-rise mixed use buildings with stepbacks -- they're essential for cities! Especially more modern, chic & contemporary ones would be fantastic :)
