Endings

Sleep Tight

Get the bad ending by running out of time for the quest 'I don't want to die'. Also, don't bribe Bruno or the policeman.

District 9

When you have an empty apartment, rent it for the couple consisting of a nurse and a policeman. If you can plan ahead try to establish cameras prior they move in. Talk to them and witness as the policeman beats his wife, confront him about it and ask what is going on.
He will mention his 88 year old father by accident by the end of the conversation. After this, search the apartment for a letter (be careful there are 2, 1 for the foreign connection and 1 for the father).

Talk to the policeman again and discuss his father, convince him to share more information by spending more reputation, up until the point where you will see 3 options: Beg for help (spend reputation), make him help, ask later. Choose the second option to force him to help you.
After that, talk to him again about your agreement with him and call the Euthanasia Center (or wait the remaining time out).

Dolce Vita/I made it in life

Do the same as above, but choose Beg for help instead. He will tell you to talk to his wife. Spend further reputation to progress the quest when you talk to her. She will send you back to talk to her husband about the arrangement. Now with everything finalized, you can call the Euthanasia Center. You will need over 30 000$ though.

IMPORTANT: When you complete a playthrough with this ending on Government Elite, you will also get the unlock for the trainee mode version. It won't unlock Without a Severance Pay though.

Without a Severance Pay

Same as the above, with the only difference that you need less than 30 000$ when you call the center.

111 kilometers/Work or die

Towards the end of the game, you will get a phone call from the Ministry. They would like you to get Klaus Schimmer's absentee certificate. Accept the quest, steal said certificate from Klaus' home and call the Ministry.
Bruno will come to get the document. You can talk to him about avoiding the Blissful Sleep program. If such option is not available, just call him through the phone again.
He will tell you to get 100 000$ and then you can avoid the program, but you will work in the archives.

IMPORTANT: Getting this ending on Government Elite difficulty will also grant you the achievement for the trainee version.

Khan van Megeren and his potions

Since Law and Order requires 3 potions to trigger, but Look into the monsters' eyes makes the good ending impossible, you might want to plan ahead with tactical reloading or dedicate a playthrough for these achievements.

Merry Drakaris

When you start the game, try to talk to everybody and exhaust all conversation options. One of these options will be Rosa Ranek's cold, but at that moment you can only offer her your sympathy.

When you can move new tenants into the building (after you provided the DNA samples), choose Khan van Megeren, the health care worker, as one of your first tenants. Exhaust all his dialogue options when he arrives.
The next time you talk to him you can discuss different remedies. Ask if he can make a balm, pay for said balm and give it to Rosa.
If you can't discuss the balm with Khan, talk to Rosa again about her cold.

Leg Grower

Related to the military cook. Murray Gibbs, who can move in to one of the apartments. After he moved in, greet him, exhaust all dialogue options and watch him go in front of the building to raise the flag a couple of times.
Little later, he will tear said flag apart, talk to him again. Ask about his injuries and what he needs. His quest should also be available around this time.
Then go and talk to Khan about different remedies and ask for a remedy for amputees and give it to Murray.

Awesome Descartes

Move the inventor, Johanne Bessler in and exhaust all dialogue options. Go to Khan, talk to him about different remedies and purchase a potion for the inventor.

Blast from the past

Another experimental potion to purchase. This however, is for the writer, but before the purchase option becomes available you have to do a couple of steps.
First, when the writer, Lionel Kramer arrives, talk to him about books and the white-glove murder. Following that, search the wardrobe in his apartment to find a skeleton. Click on the skeleton, get the note on the writer's profile about it.

Confront Lionel regarding the skeleton, he will tell you he couldn't bury his late wife and asks for your help with getting a suitcase. Agree to it.
Talk to him again immediately and choose Discuss wife option. Then go to Khan and ask for a cure for sorrow when you talk about different remedies. Purchase the potion and give it to Lionel.

Look into the monsters' eyes

This time it is the policeman and his wife who needs Khan van Megeren's "help". After the couple moved in, talk to them and witness the policeman beating his wife. Confront him about it, find out that he is afraid of his boss.
With that info, go to Khan and ask for a potion that cures fear. Purchase it and give it to the policeman.

IMPORTANT: This will disable the moving abroad ending, so plan accordingly.

Law and Order

After 3 experimental potion treatment talk to Khan again and ask what he needs. If he asks you to get mice for him, talk to him again. He will mention how fascinated he is by your cat, Order, and wonders if you ever wanted to talk to him.
He has a potion which might help with that. Get the potion and talk to your cat. He will mention a secret stash hidden in the foundation of the building on the right side. Find the stash and you will get a little pocket money as reward.

Love Potion No. 9

Talk to the sculptor, George de Latour and find out he loves his model, Jeanne Oehrn. At this point Khan may not be your tenant, but probably you can move him in.
After he moved in, talk to him about different remedies and ask for a love potion. He can make one, but he also needs a little favor as well, and asks you to put bedbugs into your tenants' home.

When you finished the task he will agree to help you, but he needs a personal item, so go and talk to Jeanne. When you mention you need an item from her, she gets suspicious and the only way you can get her purse is by distracting her via dialogue options. After you got the purse, go back to Khan, give the item to him and get the potion and make Jeanne drink it.

Dance, dance!

This is a fairly long questline, so you want to work on this as soon as possible.
At the beginning of the game, Klaus asks you to get fireworks for celebration, which you can get from Nathan, the merchant. After giving Klaus the fireworks and the little gathering for the show, his daughter, Zlata, will run out of the building and get hit by a car.

A new quest will start and Klaus asks for your help once again, but this time you have to find Zlata's real parents. You can accomplish that several ways: you can ask Bruno for help, get a DNA sample from the Schimmer's apartment, or steal Martha Schimmer's health certificate and contact Mark Ranek.
When you got the info you find out, Zlata is Louisa and Jacob Manishek's daughter. Tell the info to Klaus, who will then go and talk to couple, but his pleas falls on deaf ears. It is your time now to talk to both Jacob and Louisa. Louisa wants to help, but she has to discuss her decision with her husband.

Jacob isn't enthusiastic about the idea, so Louisa asks you to kindly get him out of the way for a couple of days. Go to the phone and call the Ministry and submit a verbal report about him. Police comes, Jacob goes.
Talk to Louisa again who will now rush to the hospital to save her daughter (and you are left with babysitting duties, be prepared for a hungry kid). Louisa will call you from the hospital and asks for money, even if you have the money ready at that time, you still need to call her later.

After the operation, she returns home, go talk to her and when she leaves the building the achievement should pop.

IMPORTANT: Don't talk to Marcus Manishek (the little boy) during this quest before Louisa leaves, as he might be the one going to the hospital instead of her. No achievement for his bravery.

I'm Too Old For This

Just call the Euthanasia Center early.

Whiskered idler

Get a contraband, put it in one of the wardrobes in the basement, then identify it as contraband and it will appear on Order's profile. Now try to report your pet.

Live like a boss

Either purchase a caviar from Nathan or steal one from one of the tenants and feed it to Order.

You're not Hannibal Lector

This is related to the writer, Lionel Kramer. Find the skeleton in his wardrobe, get the notification on his profile, and steal the bone from the very same wardrobe, which spawns besides the skeleton.

Now go to the basement and call the Ministry and request a DNA investigation. A courier will be sent to the building, give him the sample and sit tight by the phone. Little later a phone call comes in, and finally you can report Lionel.

Yo-ho-ho

Achievement related to the military cook, Murray Gibbs. After he moved in, raised the little flag a couple of times and then tore it apart, he might offer a quest in which he is looking for a job and asks for your assistance. Now go and check the mailbox, and see the ad.
Go to the phone and arrange an audition. Talk to him about it and he agrees to go to there. He comes back later, hopes crushed, as while he is indeed missing a leg, but the competition is fierce for the role, he would need a parrot to stand out even more.

Go to Khan and purchase a stuffed crow for 1000$. Not exactly a parrot, but a little color would help a lot, so go to the sculptor now and ask him to paint it.
Give the now colorful stuffed crow to Murray and he will go to the audition. The achievement should pop when he comes back, and you ask him what happened.

At both fronts

After you get the statue standard papers for George and the quest updates, call the Ministry and offer the statue.
The achievement was bugged before, so you have to replay the quest even if you have done it before.
