Introduction
Welcome to The Elder Scrolls V: Skyrim House Guide. Each of the following sections contains information on one of the purchasable houses in Skyrim. There is the name of the house, its location, the amount of stories (floors including basements) it has, its initial cost of the house and the cost of the house and all of its furnishings. After that there is a description of the house and then a guide to how to earn it and how to purchase it. Finally there is a list of all of the available furnishings with individual costs for each one. There is also a picture of each of the houses.
Breezehome
Basic Information:
• Name: Breezehome
• Location: Whiterun
• Number of Stories: 2
• Initial Cost: 5000 Gold
• Total Cost With Furnishings: 6800 Gold

Description:

Breezehome is a small but cozy, two storey house that is located in one of Skyrim's main cities, Whiterun. It is placed close to the city's main gate and there is a market and a couple of trader's shops within a stone's throw of the front door. When fully furnished, Breezehome has a kitchen, living area and a dining area within close proximity. There is also a children's bedroom on the ground level that can be turned into an Alchemy Lab. On the loft there is a master bedroom, a small bedroom and an area where the player can store items. There are multiple chests, cupboards, barrels and bookshelves throughout the house when the house it fully furnished.

Requirements:

The house is available after the Dragonborn completed the quest 'Dragon Rising' and he or she can purchase it from Proventus Avenicci. Completing the quest 'Bleak Falls Barrow' will make you Thane of Whiterun. He can be found in Dragonsreach as he is the Jarl's steward. The house costs 5000 gold but if you wish to add extra furnishings such as kitchen furnishings you will have to pay more. To add these furnishings talk to Proventus Avenicci again. Note, if the Dragonborn wishes to purchase the Alchemy Lab it will replace the children's bedroom. This is also the case vice versa. The total amount of gold you need to purchase the home and all of its furnishings is 6800 gold.

Honeyside
Basic Information:
• Name: Honeyside
• Location: Riften
• Number of Stories: 2
• Initial cost: 8000 Gold
• Total Cost With Furnishings: 12300 Gold

Description:

Honeyside is a moderately sized two storey house that can be purchased by the Dragonborn in the northwest corner of Riften. It has a garden on one side and a porch on the other when the player buys those furnishings. The porch faces the water, where there is a dock, and the garden faces another building. Inside are many places to store items and there is a good amount of living room. The dining area and the living area are both bigger than the one in Breezehome however the kitchen is smaller. There is the main floor and there is also a basement. Note, the Arcane Enchanter will need to be converted into a children's bedroom if the children are to stay in the house.

Requirements:

In order to purchase Honeyside the Dragonborn must do some quests for the Jarl of Riften plus a few other, smaller quests for some of the citizens. These quests will help build up a good reputation with them. This will allow the Dragonborn to become Thane. After this the player can buy Honeyside from the Jarl of Riften's steward, Anuriel. It will cost 8000 gold at first but the cost may mount up to 12300 gold if the Dragonborn decides to purchase all of the furnishings. Note, upon entering Riften the guards may stop you if you have the bounty from completing the 'Innocence Lost' quest.

Vlindrel Hall
Basic Information:
• Name: Vlindrel Hall
• Location: Markarth
• Number of Stories: 1
• Initial cost: 8000 Gold
• Total Cost With Furnishings: 12200 Gold

Description:

Vlindrel Hall is a property that is available to purchase in Markarth. It costs 8000 Gold at first but furnishings are required to remove the ugly cobwebs and the rotting furniture that are there when the Dragonborn first purchases it. Vlindrel Hall has been built in the Dwemer architectural style. The house has a golden door and the entire structure is built into mountain cliff. From the golden door there is a good view of Markarth. Outside of the house are stone stairs that take you from Markarth to Vlindrel Hall and vice versa. The house has a large interior including an entrance hall and many places to store items.

Requirements:

Like with all houses in Skyrim you must do some form of quest to build up the Dragonborn's reputation with the Jarl and his people in order to purchase Vlindrel Hall. There are three ways to do this. Firstly the player could complete the quest 'Liberation of Skyrim. Another option is that the Dragonborn negotiates the exchange of Markarth during the quest 'Season Unending'. When a new Jarl is chosen they will be more open to selling the house. The final option for getting Vlindrel Hall is where the Dragonborn talks to Jarl Igmund and he will ask you to do two things. Firstly to kill the leader of a Forsworn group, and secondly, to find Hrolfdir's Shield. The player will also need to assist five people in the reach to build up a good reputation. Vlindrel Hall costs 8000 gold upfront however it is a good idea to purchase the furnishings. Without these upgrades the house will be filled with cobwebs, old boxes and unused, broken furniture. Purchasing Vlindrel Hall and all of the furnishings costs 12200 gold.

Hjerim
Basic Information:
• Name: Hjerim
• Location: Windhelm
• Number of Stories: 2
• Initial cost: 12000 Gold
• Total Cost With Furnishings: 21000 Gold

Description:

Hjerim is one of the biggest or perhaps even the biggest house in Skyrim. It is a two storey house located in Windhelm next to other large buildings. It looks very nice both on the outside and on the inside. From the outside it looks like a mansion and the inside looks the same. Hjerim has many large, spacious rooms including an armoury and an enchanting lab. When you first purchase the house (it is recommended that you purchase the house after you complete 'Blood on Ice' as there is a major bug) there will be blood from the Butcher's murders. A fee of 500 gold is required to remove this. In summary, Hjerim is a massive, two storey house with many spacious rooms. The only bad thing is that the light inside is dim and the price is high but everything else is brilliant.

Requirements:

In order to purchase Hjerim the Dragonborn must complete the quest 'Rescue From Fort Neugrad' or he or she must complete the full Civil War quest line for the Imperials. The house costs 12000 gold upfront. However, if the player wishes to purchases all of the furnishings including the cleanup of the murderer's (the Butcher) mess as well as the house the cost will rise to 21000 gold. Hjerim can be bought from the Jarl of Windhelm's steward who's name is Jorleif but only if the Dragonborn joins the Stormcloaks. If the player chooses to join the Imperials the entire Civil War quest line will need to be completed. It then can be purchased from the stweard.

Proudspire Manor
Basic Information:
• Name: Proudspire Manor
• Location: Solitude
• Number of Stories: 3
• Initial cost: 25000 Gold
• Total Cost With Furnishings: 39000 Gold

Description:

Proudspire Manor is located in the east of Solitude next to the Bards College and Vittoria Vici's House. The outside of the three storey house is very nice and includes pickable flowers that will regrow after a certain amount in game weeks. Also the inside has brilliant lighting. When first purchased, the manor is cobweb stricken however when the furnishings are applied the house becomes very luxurious. Proudspire Manor is one of the only houses where you don't have to replace another room with the children's room. Instead the house can have both. As well as all this, since the house is located in Solitude the player has easy access to many good shops. Overall Proudspire Manor is a large, luxurious and spacious three storey house with a patio that allows the Dragonborn to have a view of the water. Many say it is the nicest view in all of Skyrim.

Requirements:

To purchase Proudspire Manor the Dragonborn must do and have multiple things. Like a large pocket with a lot of gold for example as the manor is the most expensive house in Skyrim. It costs 25000 gold by itself but the price of the house and all of its furnishings is 39000 gold. The player must complete two quests. Firstly, 'The Man Who Cried Wolf' and secondly 'Elisif's Tribute'. After the Dragonborn has completed both of the quests Elisif will allow him or her to purchase Proudspire Manor Falk Firebeard. Note, if the player wishes to become Thane of Haafingar all they will need to do after buying the house is to help five citizens.

Thats what happened when i wanted to buy Hjerim:

- Brought Hjerim

- Major Glitch with "blood on ice"

- Loaded old save

- Read a couple of guides on how to finish the blood on ice quest normally

- The quest NPC isn't there because i completed the civil war story line and the NPC was a stormcloak guard

- got disapointed because of my loss of money
