Introduction
In case you didn't already know, there is a DLC (downloadable content) available for The Elder Scrolls V: Skyrim called Hearthfire. This allows you to do many things such as adding a children's bedroom to your house so that you can adopt, it includes extra characters such as bards and housecarls. Most importantly, it allows you to buy a plot of land, build your own house on it and renovate it to include extra rooms. With is add on, it makes it possible to own a house in all of the nine holds except for Winterhold. This guide will explain how and where to buy the land, how to build the house and also what furnishings you can purchase after that.

Heljarchen Hall
- Name: Heljarchen Hall
- Location: Dawnstar Hold
- Nearest Locations: Blizzard Rest, Loreius Farm and Tower of Mzark.
- Cost: 5000 Gold

This plot of land is located in the Pale. It can be purchased from the Jarl of Dawnstar who is found in the White Hall. You will need to have completed the two quests 'Waking Nightmare' and 'Kill the Giant' (the 'Kill the Giant' quest is a favour quest). As well as this you will need 5000 gold. If you end up becoming than of this hold, you will be given a housecarl named Gregor.


Lakeview Manor
- Name: Lakeview Manor
- Location: Falkreath Hold
- Nearest Locations: Falkreath and Pinewatch.
- Cost: 5000 Gold

The next plot of land is in Falkreath Hold. It can be purchased from the Steward of Falkreath for 5000 gold. This steward can be found in the Jarl's Longhouse. 'Kill the Bandit Leader' is the only quest that needs to be completed to be able to buy this plot of land. Also, if you become thane of the hold, you will be appointed a new housecarl called Rayya.

Windstad Manor
- Name: Windstad Manor
- Location: Morthal Hold
- Nearest Locations: Solitude, Abandoned Shack and Ustengrav.
- Cost: 5000 Gold

Finally, the final plot of land is located in Hjaalmarch, in Morthal. It, as usual, costs 5000 gold. The plot can be purchased from the Steward of Morthal who can be found in Highmoon Hall. Just like with all of the other plots, it costs 5000 gold. There is only one quest that needs to be completed and it is called 'Laid to Rest'. After that you will need to help two citizens (the miscellaneous objective will appear as 1/3 as you helped the Jarl with 'Laid to Rest'). The housecarl that is appointed to you is called Vladimar and becomes available as soon as you become thane of the hold.

How To Build A House Part 1
1. The first step is the most important, purchase and install The Elder Scrolls V: Skyrim - Hearthfire. It is amazing how many times people on the internet say 'I can't adopt children' or 'There is no dialogue option for buying a plot of land to put my house on'.
How To Build A House Part 2
2. Complete the required quests and then ask the Jarl or his steward to purchase the plot of land. All plots of land cost 5000 gold and they are available in Dawnstar, Falkreath and Morthal.
How To Build A House Part 3
3. Go to the location of your new plot of land and you will find a workbench and other, various tools that are required to build the house.
How To Build A House Part 4
4. Empty the chest which will contain many items that are needed in the house. Also read the book (that is already there) 'The Beginner's Guide to Homesteading'.
How To Build A House Part 5
5. Use the drafting table and select the option 'Small Home Layout'. Drafting does not use up your resources so don't worry if you don't have enough stuff.
How To Build A House Part 6
6. Go to the Carpenter's Workbench and build whatever it says can be built. Once you have done all of this the small home will be completed. However is a 'small' home and has no interior decorations so you may want to spice it up a bit.
How To Build A House Part 7
7. We will start by making the house bigger. Go back to the drafting table and select 'Main Hall'. Then go back to the Carpenter's Workbench and build all of the items that will be needed for the 'Main Hall'. Note, you may or probably will need to collect extra materials. Some, like a pile of wood, will be on the plot of land as soon as you need them.
How To Build A House Part 8
8. Now that you have completed the main hall you have the option of adding none, one two or three wings to the house. Below are the options for each wing. If you want to have all of them you will have to build two other houses on the two other plots of land available in Skyrim.

• North Wing: you can choose from a storage room, a trophy room or an alchemy laboratory.
• West Wing: you can choose from a greenhouse, a spare bedroom or an enchanter’s tower.
• East Wing: you can choose from a kitchen, a library or an armory.
How To Build A House Part 9
9. If you have already purchased one of the original five houses in Skyrim you may have bought some of the furnishings. These furnishings are also available in the houses that you build. Firstly, you could craft all of the items that would be needed in a certain furnishing. When each item is crafted it will appear instantly. The second option is that you ask your steward for the furnishing/s. In the section 'Furnishings' there are the costs of the furnishings that are available (the ones in the wings and the ones that enlarge the house's size).
How To Build A House Part 10
10. Enjoy your new home and remember, there are five achievements available that you can read about in the 'Achievements' section.
Furnishings
• Small House: 1000 Gold
• Main Hall: 3500 Gold
• Library: 1500 Gold
• Trophy Room: 1500 Gold
• Bedrooms: 2000 Gold
• Greenhouse: 1500 Gold
• Enchanter's Tower: 2500 Gold
• Alchemy Laboratory: 2500 Gold
• Armoury: 2000 Gold
• Storage Room: 1000 Gold
• Kitchen: 1500 Gold

Stewards
Stewards stay in the house however if they are a follower they can become both a follower and a steward. They can furnish your house for you, however they will take their time. To hire a steward you must take a follower to your house and ask them, if they don't volunteer first, if they would like to be hired as a steward.

Bards
A bard will live in the homestead and will perform when you ask them to. If you wish to hire one you can do so for a cost of 1500 gold. Just ask your steward. Below are a list of bards which you can hire.

Llewellyn the Nightingale – Plays in Lakeview Manor if hired.
Oriella – Plays in Heljarchen Hall if hired.
Sonir – Plays in Windstad Manor if hired.

Carrige Drivers
Lastly, a carriage driver can take you to several locations. If you wish to have one they will cost 500 gold. Also, like before, you will need to ask your steward for one. The first list below contains the names of the carrige drivers and which plots of land they are available at. Below is a list of locations where your carrige driver can take you (they do it for free).

Adoption
As you probably already know it is possible to adopt children in Skyrim. With the Hearthfire DLC there are even more children to choose from. If you wish to adopt anybody you will need to have room for them to stay in. The 'Bedrooms' furnishing will do fine. Also, if you want to give them a home in a normal pre-built home like Breezehome the furnishing 'Children's Bedroom' is required.

Lucia – Whiterun.
Blaise – Katla's Farm.
Sofie – Windhelm.
Alesan – Dawnstar.

Achievements
The following five achievements are available for The Elder Scrolls V: Skyrim - Hearthfire add-on. Without Hearthfire they can not be unlocked.


Architect - Build three wings on a house.



Land Baron - Buy three plots of land.



Landowner - Buy a plot of land.



Master Architect - Build three houses (including all three wings).



Proud Parent - Adopt a child.

I just ran into a new problem, at least for me: I'd run into a glitch with Heljarchen Hall where, if I built one of the other houses first, I couldn't build it, so I always built it first. This go around I built the hall and, when I went to build Lakeview Manor, all the "remove workbench" stuff for Heljachen Hall was on the blueprint table, making it impossible to build the manor. Ideas?

You cannot remove furnishings, but you'll eventually want to replace the small home with a front entranceway layout anyway, and the relevant furniture will move into the main hall when you do.

Is there a way to remove furnishing items? i built a small fireplace in the small home, but i kinda regret building it there, and i wanna remove it.

anyone know why my display cases only open and close? when i mouse over them i cant find option to activate them even when i have a weapon in hand. is it a bug or is there a fix?

Apex, yes you can, you just talk to the kids and tell them you are moving. The new house has to be able to house kids and be in your posession.
