The Pavilia Bay (柏傲灣) is an urban-suburban private housing estate in Hong Kong developed together with a sports center in the West Rail Tsuen Wan West Station Area 6 site (TW6), completing in 2018. The 2 high-rise apartment towers (of different heights, with some overhang), and the clubhouse forming their podium, are designed in the concept of a yacht, aiming to emphasize sunshine from the sea side on the west in the architecture. The twin towers form a pair of sails on the exterior. The clubhouse and lobby are designed by a yacht designer to emulate a yacht cabin.
The east side is partially buffered by the sports center from the noise of the elevated Tsuen Wan Road, causing a few lower levels on the northwestern Tower 1 to be blocked, which are instead used for building MEP services. There are tall acoustic fins on the buildings sides to further mitigate the noise.
The site is mostly raised ~2m (at 7.8mPD to be exact) above the frontage yard level on the east side (Wing Shun Street). A bridge connects the clubhouse base to a roof garden on the electrical substation building.
User guide
  • For access, the assets face east, oriented along the short side. As the the estate is gated for residents only, there's no access or pedestrian path on the west gate from the Tsuen Wan Park side as in reality.
  • The electrical substation building is a submesh spanning beyond the asset lot. You need to use Move It to properly place it, and adjust the access with Building Spawn Points. You can integrate it into your own layouts (eg a custom road can pass under it), or rename the asset to hide it with the submesh flag (to use the main part only). As limited by this setup, there are no surfaces or props on that side.
  • The 3 openings on the southeast for an underground parking garage, a waste collection point, and a loading/unloading zone are decorative only, not functional. But the underground access ramp has clipped terrain to properly slope downwards.
  • There is no fencing on the long side southwest to allow you to seamlessly connect it outside. But remember it has no functional access, and is raised. You will need to hide the palm trees.
  • Mostly, vanilla props are used to minimize extra asset dependency. Please change them to what you want with BOB. The swimming pool requires the reflective water surface props to be filled.
  • The individual tower assets are for you to create your own tower-on-podium complexes. Because of the design on the podium, they have a core block, and pillars, not simply raised above an empty void as in other assets.
