The Cheetah can also be found parked in front of a mansion on Starfish Island. Its the first mansion on the right if you enter the island from Washington Beach.

I agree with Uzdo. Static spawns are much better. I've ONLY ever had luck finding the first set of cars close by Sunshine; and that's only because I knew what I all the cars I needed were. It gets harder after that first list because they're either similar looking to other common models or just rare to have spawn. Not to mention that I doubt they fixed the spawning system in this edition either, which means you'll see the same handful of cars until the game decides to cull one type to insert another. Which that means you'll just have to pray to RNGesus that the one you'll need gets added.

@Gitnis You're right about the pizza boy; I should add that you can find one at all pizza stores. But I can’t agree that you’ll find most cars outside the garage. Guaranteed spawns are always better than spending 30 minutes searching for one RNG-spawned car on the streets.

Some locations make no sense, especially going to the other side of the map when the vehicle spawns not that far away from the garage. Pizza boy for example spawns next to the taxi business close up north from the garage.
The areas are also not accurate as most of the cars can be found driven outside in the street next to the garage. Nice guide overall but could have been more optimal.
