This is a "short" guide on ghosts, containing all essential and some flavorful information for each ghost type. The guide is mostly intended at newer players or as refresher for long time players, and will be kept up to date as the game progresses through early access.

Included:

Spirit
Spirit[en.wikipedia.org] is a "basic ghost" that lacks special abilities, but they can still be dangerous or unpredictable... or both.

Spirits are very common ghosts. They are very powerful but passive, only attacking when they need to. They defend their place of death to the utmost degree, killing anyone that is caught overstaying their welcome.

Weakness: A Spirit can be temporarily stopped by burning Smudge Sticks near them.

Spirits lack distinct traits or behavior typical to other ghosts, which can make them difficult to identify. You may choose to allow a potential Spirit to reduce your sanity so low that you can test effectiveness of smudge sticks, though it may be more efficient and safe to try ruling out other ghost types based on the ghost's behavior instead, and gathering hard evidence should always be the priority as well.

Keep in mind that the repelling effect of smudge smoke during hunting phase is not prolonged on Spirit. Only the cleansing (pacifying) effect is prolonged.

Wraith
Wraiths[en.wiktionary.org] can travel from their current location to any player, and become agitated if they touch salt, but their tracks can never be seen under ultraviolet light[en.wikipedia.org].

Wraiths are one of the most dangerous ghosts you will find. It is also the only known ghost that has the ability of flight and has sometimes been known to travel through walls.

Strength: Wraiths almost never touch the ground, meaning it can't be tracked by footsteps.

Weakness: Wraiths are afraid of the salt and actively avoid it.

The Wraith's capability to travel through walls and fly refers to their actual ability to phase through all obstacles to reach one of the players during "normal" phase.

Weakness of the Wraith is that they never interact with salt. They will never step on it, and thus their presence can never be tracked by following UV footprints. This means that you can eliminate the possibility of the ghost being a Wraith if even a single salt pile is disturbed during the investigation.

Phantom
Phantom[en.wiktionary.org] will follow investigators around and attempt to drain their sanity during manifestations, but they can be temporarily banished if photographed.

A Phantom is a ghost that can possess the living, inducing fear into those around it. They are most commonly summoned from Ouija Boards[en.wikipedia.org].

Strength: Looking at a Phantom will drop your sanity considerably faster.

Weakness: Taking a photo of the Phantom will make it temporarily disappear.

Like Wraith, Phantom is another ghost type which is known to approach investigators intentionally. But unlike Wraith, Phantom cannot pass through obstacles. This means that the ghost can sometimes seem rather stealthy, inactive or passive while it's moving from one end of the location to another.

Phantoms have other subtle abilities as well. Witnessing them during manifestations will cause considerably greater loss of sanity, and Phantoms are invisible or "flickering" during physical manifestations much more often than average ghost. And finally, it's impossible to capture their visage on camera. The photo camera system in use is still able to correctly identify and label these photos with "Ghost" however, so experienced investigators can tell a Phantom apart from other ghosts simply by carefully observing their manifestations, with or without camera.

Poltergeist
Poltergeists[en.wikipedia.org] can rarely "mass throw" many items around them, are more likely to throw items at all times, and cause increased loss of sanity when throwing items.

One of the most famous ghosts, the Poltergeist. Known to manipulate objects around it to spread fear into its victims.

Strength: Poltergeists can throw multiple objects at once.

Weakness: With nothing to throw, Poltergeists become powerless.

"Polty" is perhaps one of the more unassuming or underestimated ghosts. Their ability to "mass throw" items is quite rare, but its effects on your sanity can be devastating. It's not recommended to stick around too long if you witness many items flinging through the air. They also throw objects much more often than other ghosts, and with more force.

Many players have their own approach to Poltergeists. You could attempt to deprive or provide them with objects to throw, by moving items in or near its room, or away from it, in an attempt to maintain your sanity or seek to confirm its ability to "mass throw", respectively. You may also be able to rule this ghost out during a hunt: They will try to throw a nearby item or two every second, so if the ghost left a nearby loose object untouched while hunting, it might not be a Poltergeist.

Banshee
Banshees[en.wikipedia.org] stalk and drain their target persistently, occasionally warning nearby investigators with sounds of wailing and singing.

The singing siren, known for attracting its victims through song. It has been known to single out its prey before making killing blow.

Strength: Banshee's will weaken their target before striking.

Weakness: Banshee's can sometimes be heard screaming with a parabolic microphone[en.wikipedia.org].

Banshees are not as lethal as they could be in the past, but they are still not to be underestimated. Their main ability to single out a player entails the following:
  • Banshee will attempt to walk to location of its target during "normal" phase
  • Banshee drains more sanity from its target during singing events
  • Banshee can initiate a hunt based on its target's sanity only, not the team's average sanity
  • Banshee will ignore other investigators if it can hunt its chosen target
  • Banshee can hunt "normally" if their target is alive but not inside the haunted location
  • If their target dies or leaves the investigation, Banshee will choose a new target
Banshees also have overall increased chance for singing events.

Jinn
Jinn[en.wikipedia.org] are speedy ghosts who derive their powers from electricity and can quickly reach even distant targets or debilitate sanity of grouped prey if given chance to do so.

A Jinn is a territorial ghost that will attack when threatened. It has also been known to be able to travel at significant speed.

Strength: A Jinn will travel at a faster speed if its victim is far away.

Weakness: Turning off the location's power source will prevent the Jinn from using its ability.

Jinn are very much about speed and often catch unaware investigators completely off guard. All of their powers are dependent on electric power, so if the power has been turned off, Jinn has no special abilities at all. As such, Jinn won't ever turn off the power in location directly, but can still do so by "accidentally" turning on too many lights and causing the breaker to flip on its own.

Besides being able to travel very fast until they are within close distance from prey, Jinn can also drain large amount of sanity from players who are too intruding too close to the Jinn's location. This ability is also dependent on electrical power; an EMF disturbance is created around the location's breaker box when Jinn is using this ability, instead of the ghost's or the target's location. Remote observation and detection with video cameras, sensors, and the activity monitor may be advantageous when dealing with Jinn, to avoid excessive sanity loss of the entire team.

Mare
Mare[en.wikipedia.org] is a devious ghost which will strike from darkness and tries to prevent players from staying in light.

A Mare is the source of all nightmares, making it most powerful in the dark.

Strength: A Mare will have increased chance to attack in the dark.

Weakness: Turning the lights on around the Mare will lower its chance of attack.

Mare is one of the many "early hunter" ghost types, though not the most powerful. Besides its described strength and weakness being influenced by room lights in its current position, the Mare also possesses following related behavior:
  • Mare will never turn room lights on (except indirectly if it turns power source back on)
  • Mare is generally more likely to turn room lights off
  • Mare is more likely to wander away from a lit room
  • Mare can turn lights off immediately after a player has turned them on
  • Mare is more likely to cause events relating to lights, shattering them or creating red light

Revenant
Dormant or dangerous, the Revenant[en.wikipedia.org] will chase the living relentlessly or slowly wander around when prey is not in sight.

A Revenant is a violent ghost that will attack indiscriminately. Their speed can be deceiving, as they are slow while dormant; however, as soon as they hunt they can move incredibly fast.

Strength: A Revenant will travel at a significantly faster speed when hunting their prey.

Weakness: Hiding from the Revenant will cause it to move very slowly.

Revenant is a ghost type you probably don't want to mess with. Fortunately you can identify them not only visually but also at a distance based on the sound of their footsteps; slow while they wander, fast during the chase.

Like most ghosts with conditionally slower movement, Revenant does not accelerate or decelerate normally during hunting phase; its speed is entirely reliant on line of sight to its prey, and will begin to quickly decelerate after they have reached the last known position of their prey and lost all track of them.

Shade
Notoriously difficult to pinpoint, but far from harmless, Shades[en.wikipedia.org] will test the patience and efficiency of investigators.

A Shade is known to be very shy. There is evidence to suggest that a Shade will stop all paranormal activity if there are multiple people nearby.

Strength: Shades are much harder to find.

Weakness: The ghost will not enter a hunt if there are multiple people nearby.

Shades are the most reclusive known ghosts. They prefer to evade investigators instead of chasing them away, but will eventually strike if persistently harassed. As such, Shades are generally known for following behavior:
  • More likely to idle or wander around instead of interacting
  • Refrains from moving or throwing objects when any players are present
  • Less likely to create any type of event early on, inversely based on average sanity
  • Less likely to manifest itself, preferring other types of ghost events
  • Appears in shadowy manifestation much more often than in corporeal form
  • Will not hunt under normal circumstances until average sanity is much lower than half, nor if there is a player in the same room with the ghost

Demon
The Big Bad of Phasmophobia, Demon[en.wikipedia.org], does not require introductions.

Demons are the most aggressive ghosts we've ever encountered. Known to attack without reason, they seem to enjoy the thrill of the hunt.

Strength: Demons will initiate hunts more than any other ghosts.

Weakness: Demons fear the Crucifix[en.wikipedia.org] and will be less aggressive near one.

The only way to contain Demon is to use crucifixes, but as this is insufficient in most locations, they are all but free to menace unsuspecting investigators, unless you are keenly aware of the following:
  • Demons can hunt earlier than most ghosts – remember to maintain your sanity
  • Demons will sometimes begin attacking entirely regardless of your sanity
  • Demons need to be further away from a crucifix in order to materialize and begin hunting
  • Demons can try hunting again sooner than other ghosts, reducing their "downtime"
  • Demons cannot be pacified with smudge sticks for as long duration as other ghosts can

Yurei
Yurei[en.wikipedia.org] are ghosts which are intricately connected with the place they haunt, which can be both a threat and boon to investigators.

A Yurei is a ghost that has returned to the physical world, usually for the purpose of revenge or hatred.

Strength: Yureis have been known to have a stronger effect on people's sanity.

Weakness: Smudging the Yurei's place of death will trap it temporarily, reducing how much it wanders.

Yurei possess a peculiar ability of draining sanity while it's closing a door to its current room, perhaps in an attempt to trap the investigators. As a result, these ghosts are often seen moving doors much more often than other ghosts. This ability is unusable in rooms without doors.

Cleansing the room where Yurei is currently known to be will prevent them from leaving that room during "normal" phase for the effect's duration. Use this to your advantage and pacify Yurei early to prevent them from hunting and to collect evidence quickly and efficiently. Just be mindful of its ability to drain sanity by interacting with doors – for greatest safety, you should try to trap the ghost in a room without any door leading to it, but this may interfere with identification attempts if available evidence has been reduced by game settings.

Oni
Oni[en.wikipedia.org] are cousins to Demons, but they prefer to put up a thrilling show in presence of their victims instead of cutting to the chase.

Onis love to scare their victims as much as possible before attacking. They are often seen in their physical form, guarding their place of death.

Strength: Onis are more active when people are nearby, and have been seen moving objects at great speed.

Weakness: Onis are very active, making them easier to find.

Oni become very active when in same room with living prey. They prefer manifestations over more subtle events, and they are more likely to appear in corporeal form instead of as shadows, their manifestations will drain a larger amount of sanity, and they are visible for longer periods while hunting.

If you suspect the ghost in question being an Oni, it may be beneficial to split up so every nearby room is occupied by a player, or stick around as long as possible when playing solo, and you should be able to gather most evidence in no time.

Yokai
Yokai[en.wikipedia.org] are like especially cranky neighbors who always complain whenever you get about something fun and noisy at your place.

Yokai are common ghosts that are attracted to human voices. They can usually be found haunting family homes.

Strength: Talking near a Yokai will anger it, increasing the chance of an attack.

Weakness: When hunting, a Yokai can only hear voices close to it.

Of all ghost types, Yokai are the quickest to anger "early hunters"; only Demon or Onryo making use of their unique abilities can hunt earlier than a particularly angry Yokai.

Because one of their evidence types is Spirit Box, it's recommended to deploy smudge sticks or crucifixes before talking too much into the box if you suspect your ghost may be a Yokai, or you can choose to keep smudge sticks at hand and simply agitate the poor ghost until it has no choice but hunt you, and only then repel it with smoke.

Staying aware of your team's average sanity from the start helps a lot in catching a Yokai before it catches you. It's also worth noting that Yokai's detection capabilities are hindered for both speech and active electric devices in possession of players.

Hantu
Hantu[en.wikipedia.org] are named for a southeast Asian ghost, and they are uniquely affected by weather and temperatures.

A Hantu is a rare ghost that thrives in coldest climates. The cold seems to make them more aggressive and empowered.

Strength: Lower temperatures allow the Hantu to move at faster speeds.

Weakness: Hantus move slower in warmer areas.

Like the Revenant, Hantu will not accelerate or decelerate based on its ability to maintain line of sight on players during hunting phase. The speed of Hantu is determined solely based on room temperature, gradually scaling back and forth between rooms.

If temperature readings dip below zero (for Freezing Temperatures evidence to be confirmed), Hantu will move at amazing speed, almost on par with Revenant. On the other hand. Hantu has lower base speed than other ghosts when the thermometer[en.wikipedia.org] displays 15 °C (59 °F) or more in its room.

Hantu will also never turn power back on in the location, and their steaming breath can be seen if power has been turned off – even when the temperature is not all the way to freezing yet! Investigators should use this to their advantage when possible (and remember to thoroughly check for Spirit Box evidence as well) so they don't confuse a Mimic to Hantu.

Goryo
Goryo[en.wikipedia.org] is a noble ghost who won't show itself to rabble-rousing investigators so easily, preferring to guard their place of death and not abandon it.

When a Goryo passes through a DOTS projector, using a video camera is the only way to see it.

Strength: A Goryo will usually only show itself on camera if there are no people nearby.

Weakness: They are rarely seen far from their place of death.

Goryo is one of the easier ghosts to identify solely from its behavior; having video camera in hand, if you can see the ghost's silhouette across the D.O.T.S. field in the video feed, but not by naked eye, the ghost can only be Goryo. And if the ghost's silhouette can be seen at all by naked eye, it can never be Goryo. However, this silhouette cannot be seen if players are present in the same room with Goryo, so observing them from further away or remotely from the truck is necessary.

If given chance to hunt, a Goryo can still chase you further away from its guarded room. The restriction is only considered for long distance roaming behavior during "normal" phase, not hunting phase. As such, Goryo tends to produce evidence in a small area, and while the evidence can sometimes be observed completely remotely, it can be difficult to pinpoint in larger locations.

Goryo's "place of death" has no bearing on where their bone remains can be found.

Myling
Mylingar[en.wikipedia.org] can, paradoxically, be noisy and stealthy at almost same time, but they prefer to avoid detection when hunting.

A Myling is a very vocal and active ghost. They are rumoured to be quiet when hunting their prey.

Strength: A Myling is known to be quieter when hunting.

Weakness: Mylings more frequently make paranormal sounds.

When the Myling hunts, its footsteps cannot be heard at all until the ghost is close enough to cause electric disturbances in nearby devices and lights (unlike other ghosts, whose steps can be heard over longer distances). Use this to your advantage in identifying the ghost early during its hunt, or to stay one step ahead and not get caught by the silent ghost, estimating its location by flashing or beeping electronics instead of sounds given by the ghost itself.

Myling will make more paranormal noises than other ghosts when using the parabolic microphone to listen for them, serving as a strong indicator of the ghost's presence. If the ghostly whispers can be heard constantly when using the device, you may be dealing with a Myling.

Onryo
Onryo[en.wikipedia.org] are extremely dangerous ghosts which can be warded by fire, but woe to anyone who lets the flame be snuffed out – do not feed the burning hatred inside the dead.

The Onryo is often referred to as "The Wrathful Spirit". It steals souls from dying victims' bodies to seek revenge. This ghost has been known to fear any form of fire, and will do anything to be far from it.

Strength: Extinguishing a flame can cause an Onryo to attack.

Weakness: When threatened, this ghost will be less likely to hunt.

Even a small candle can repel the Onryo as well as a crucifix can, but only so long as it stays lit. If no other precautions are in place, Onryo can hunt the moment the last candle in its vicinity goes out.

An Onryo becomes stronger with each soul it claims, allowing them to hunt even if remaining investigators' sanity is high. If worst comes to worst and you lose a teammate on investigation, while your evidence is pointing to Onryo, it's recommended to leave lest you suffer the same fate.

Development summary

The Twins
One of the most duplicitous ghosts we've met, the Twins can confound even experienced investigators with alternating attacks and remote and proximal actions.

These ghosts have been reported to mimic each other's actions. They alternate their attacks to confuse their prey.

Strength: Either Twin can be angered and initiate an attack on their prey.

Weakness: The Twins will often interact with environment at the same time.

The Twins is a unique ghost which pretends to be a duo. The ghost can interact at long range, giving misleading impression of its true location, sometimes in form of "twinteractions" or double interaction in different places. It can also hunt from either its true location or a remote room, and will subtly alter its speed depending on where it began hunting, moving slightly faster when hunting from remote location, and slightly slower than average ghost when hunting "normally".

The evidence left by the Twins can also be found in appropriate locations. The EMF 5 evidence can be found in remote locations, but Spirit Box and Freezing Temperatures can only be found near the ghost's real position, often in its favorite room. Motion Sensors can be helpful to discover the Twins, since only the ghost's real position will trigger the device.

Raiju
Although they are unaffected by thunderous weather, Raiju[en.wikipedia.org] can nonetheless electrify your final moments with a relentless pursuit and display of power.

A Raiju is a demon that thrives on electrical current. While generally calm, they can become agitated when overwhelmed with power.

Strength: A Raiju can siphon power from nearby electrical devices, making it move faster.

Weakness: Raiju are constantly disrupting electronic equipment when attacking, making it easier to track.

All electric equipment except head mounted camera will excite the Raiju, making them not only faster but allowing them to hunt earlier. They can attain fearsome speed if given opportunity to travel and feed along "power grid" of loose devices that have been left active. Unlike the Revenant or Hantu, Raiju will continue to accelerate (or decelerate) if they are not "juiced", which makes them very dangerous in a chase. Electrically empowered Raiju is also more likely to hunt earlier.

If you suspect the ghost to be Raiju, you can turn off equipment when it's not in use or take it away from location altogether, or gather active equipment into clusters which at least won't give the ghost too large areas to stay aggressive along. Raiju's power state is either "on" or "off", and won't scale. When hunting, Raiju are fearsome enough that not only are electric items and lights disturbed at greater distance from them, their footsteps will also boom throughout the location to same effect.

Obake
Obake[en.wikipedia.org] are phantasmal shape-shifters who cannot ever be seen in their true form by humans, but that won't stop investigators with eye for detail from discovering them.

Obake are terrifying shape-shifters, capable of taking on many forms. They have been seen taking on humanoid shapes to attract their prey.

Strength: When interacting with the environment, an Obake will rarely leave a trace.

Weakness: Sometimes this ghost will shapeshift, leaving behind unique evidence.

Although superficially indistinguishable from other ghosts, Obake's transformations are not always perfect; they can leave malformed handprints and fingerprints on surfaces. However, these traces will quickly decay and may sometimes not be found at all. Obake can also be seen briefly transform into a different form during a hunt, but one must remain vigilant to witness it.

Because all other ghosts have guaranteed chance to leave fingerprints behind, witnessing the ghost touching doors or switches and only leaving prints on some of them is a quick way to identify Obake, but the players must remain on the site to search for and confirm presence or lack of fingerprint evidence before they can disappear.

Mimics, which have similar evidence, can leave behind traces similar to those of Obake when copying its behavior, so the players should still investigate the location thoroughly to confirm or deny any inconsistencies.

The Mimic
Barring its ability to copy features of other ghost types, the Mimic possesses no unique behavior of its own, easily misleading and preying on the more oblivious investigators.

The Mimic is an elusive, mysterious copycat[en.wikipedia.org] ghost that mirrors traits and behaviors from others, including other ghost types.

Strength: We're unsure what this ghost is capable of. Be careful.

Weakness: Several reports have noted ghost orb sightings near mimics.

The Mimic can copy and imitate any other ghost type, usually perfectly, but it cannot conceal its own evidence, or the accompanying ghost orbs which some investigators consider as "pseudo-evidence". Care should be taken to record the evidence as thoroughly as possible, as many ghost types are easy to confuse to Mimic, and vice versa.

Mimics can shift their behavior easily and frequently when being investigated, but they cannot "switch" what they copy while hunting. It is also possible for the Mimic to not copy any known ghost behavior, for a time, seemingly only exhibiting relatively mundane paranormal behavior until it adapts once more.

Moroi
Named after a type of Romanian vampire, Moroi[en.wikipedia.org] empower themselves with their victims' sanity.

Moroi have risen from the grave to drain energy from the living. They have been known to place curses on their victims, curable only by antidotes or moving very far away.

Strength: The weaker their victims, the stronger the Moroi becomes.

Weakness: Moroi suffer from hyperosmia, weakening them for longer periods.

Moroi will curse investigators with their voice when they are heard when using Spirit Box or paranormal microphone to detect their presence. The curse will continuously drain away the victim's sanity so long as they are inside the haunted location. The only way to halt the effect is to step outside, and the only way to remove the curse is to consume sanity pills or leave the contract, but there is no way to detect the curse other than observing one's sanity to fall continuously even when they are staying in light.

Moroi become much faster the more insane the investigators are. Smudge sticks can be invaluable against them, since their sensitivity to smells effectively doubles the duration of the repelling effect which smudge sticks have on ghosts during their hunt. This may make some optional objectives harder or easier to complete depending on how the team is going to use their supply of smudge sticks, so it's best to plan ahead and work together.

A Mimic that copies Moroi can also inflict the curse, but it will end when the ghost changes form to another one.

Deogen
Deogen (De ogen, "The eyes") is a unique, all-seeing ghost from the forests of Belgium.

Sometimes surrounded by an endless fog, Deogen have been eluding ghost hunters for years.

These ghosts have been reported to find even the most hidden prey, before stalking them into exhaustion.

Strength: Deogen constantly sense the living. You can run but you can't hide.

Weakness: Deogen require a lot of energy to form and will move very slowly when approaching its victim.

The Deogen sees everything and everyone. It's impossible to hide from them, and they will quickly catch up with their prey, but in presence of their prey they are rather weak and cannot catch an aware investigator or hunt as easily as most ghosts. If you are investigating a Deogen, be aware of your surroundings and don't run into a dead end. You can run, but you can't hide. Identifying the ghost quickly is always the best way to survive any encounters with them.

Staying very close to a Deogen when trying to gain Spirit Box evidence sometimes allows the ghost's breathing to be heard over the Spirit Box instead of speech. No other ghosts are known to be capable of this, so it's possible to identify the Deogen early.

Thaye
Thaye[en.wikipedia.org] are fiendishly powerful but susceptible ghosts named after malicious spirits from Burma.

Thaye have been known to rapidly age over time, even in the afterlife. From what we’ve learned, they seem to deteriorate faster while within the presence of the living.

Strength: Upon entering the location, Thaye will become active, defensive and agile.

Weakness: Thaye will weaken over time, making them weaker, slower and less aggressive.

At the beginning of investigation, Thaye are extremely powerful and dangerous. They can hunt earlier than almost all ghosts, and are very likely to produce evidence. In large, complex locations, they are probably the most dangerous known ghosts. However, as soon as they are in presence of mortals, they will begin aging, gradually becoming weak and inactive as time goes on, but only if they are in same room with an investigator.

Thaye are not able to accelerate during a hunt, so their speed is dependent entirely on their current age. Splitting up into different rooms, prioritizing evidence collection, and preventing the ghost from hunting early are good strategies against the Thaye. Because the ghost's age can change, you can also discover the ghost to be Thaye if you receive conflicting answers on its age when using Ouija Board.

A Mimic copying Thaye will choose a random age and cannot change their age until they copy another ghost type. A Mimic that is copying Thaye can also give conflicting answers when using Spirit Box as well as on the Ouija Board.

Nightmare evidence
The following ghosts is guaranteed to appear during Nightmare difficulty (or reduced evidence settings) for certain ghost types.
  • Fingerprints: Obake
  • D.O.T.S. Projector: Goryo
  • Freezing temperatures: Hantu
  • Spirit Box: Moroi and Deogen
The Mimic will also always be accompanied by Ghost Orb, but it is not considered to be conventional ghost type evidence.

The Shade info from Shuee seems to be incorrect. EMF 2 interactions and ghost events are also prevented, not just throws. If I had to guess, DK might just not remember the Shade's characteristics, or he's talking about a planned change that he forgot was scrapped.

You can test yourself w/ 0 sanity and a motion sensor (probably multiple to get directionality) if the Shade is in a room where it doesn't tend to leave very often. There's a stark contrast to when it's chilling with you as opposed to when you leave it alone in terms of activity (and it's especially obvious if it changes its favorite room on you and starts spamming actions). Even easier to test in a duo, since most ghost rooms will only see the ghost going back and forth between 2 different rooms.

Haven't tested if this applies to ghost writing very thoroughly.
