I agree with everything you said. Here are my observations on what matters, based on my playtime in HF1 and HF2:

- There is a special buyer, called Mr Bylowe, in HF2. He only appears if you make a serious mistake when furnishing a house (such as not having a roof over one of the rooms) and will give you a very low offer, with a possibility of a loss.

- It's Much harder to make a profit in HF1. Doubling the purchase price is quite easy in the second game, near impossible in the first.

- The house needs to be furnished. Empty houses are worth less in HF1 and will result in meeting Mr Bylowe in HF2.

- It needs to have, as a minimum, a bedroom, living room, kitchen and bathroom. The more bedrooms and bathrooms, the better, although the price difference is less once you have 3 of each. An open-plan living room with a kitchen area is OK too.

- Make sure the property is clean throughout and all the furniture looks new. You don't need to replace the things that are in good condition.

- Paint and replace the surface finishes where needed - Both inner and outer walls/terraces/ceilings matter.

- Make sure walls and roof are intact.

- Try to find the existing furniture in the store, to see how much it costs when new. This will indicate how much you are Expected to spend on replacements, so you don't spend too much or too little.

- I'm not sure if accessories matter. If the property is already cluttered, don't sell to much and use what's already there.

- Don't try to extend the property! It's not worth the effort.

- If the property Already has a basement, attic, garage or similar, Do convert it into at least one additional bedroom and bathroom - it really improves the price!

I'm pretty sure that Bylowe is more for if you haven't cleaned or fixed up the house at least decently in general. Kerry Price likes to buy houses that have been made nice and shiny but not aren't furnished.
