Permanent problems for loading Steam games.
So I've had this "Game is unavailable problem" for much time now.
Yes, I've followed Strictly support guidelines for that problem, it gets fixed sometimes, sometimes it doesn't, but doesn't matter, it comes back in a while.

Any Steam game (Either TF2, LF4D2, or even non source games) gets this error.
(I have to add that I suffer from ocassional Steam client crashes, which are solved temporarily by deleting appcache folder).

I've run Steam in Console mode to see what really happens and I get this error when I try to launch one of those games:

"ExecSteamURL: "steam://rungameid/32370" Steam error: SteamProcessCall(WaitForAppReadyToLaunch)(0xab1528,0x13cb54,0x13ca48) failed with error 1: Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to MapViewOfFile SteamWaitForAppReadyToLaunch() error: SteamProcessCall(WaitForAppReadyToLaunch)(0xab1528,0x13cb54,0x13ca48) failed with error 1: Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to MapViewOfFile CJoinGameDialog::OnSteamError() : launch game failed, with steam error: SteamProcessCall(WaitForAppReadyToLaunch)(0xab1528,0x13cb54,0x13ca48) failed with error 1: Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to MapViewOfFile"
No clue on what's that, any ideas there?

(BTW; I can load those games if I reset Steam and try to launch the game as soon as I login, it fails sometimes tho)

Based on the console output, try following the instructions in this Support article.

Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to open file
OK I've tried that, still doesn't work.
In security tabs, along my user, there's one named "CREATOR OWNER" whose I cannot grant full privileges since it resets to zero each time.
Could that be related?

I still get:
"Steam error: SteamProcessCall(WaitForAppReadyToLaunch)(0xab35ef,0x13cb54,0x13ca48) failed with error 1: Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to MapViewOfFile
SteamWaitForAppReadyToLaunch() error: SteamProcessCall(WaitForAppReadyToLaunch)(0xab35ef,0x13cb54,0x13ca48) failed with error 1: Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to MapViewOfFile
CJoinGameDialog::OnSteamError() : launch game failed, with steam error:
SteamProcessCall(WaitForAppReadyToLaunch)(0xab35ef,0x13cb54,0x13ca48) failed with error 1: Cannot open blob archive file: CMultiFieldBlob(mem-mapped file): Failed to MapViewOfFile "

A verify cache always fixes that error for me, the rare times it occurs.

While validating seems to download some things in the KOTOR example, it still have the "Game is unavailable" thingy I suffer from the other games.
Delete everything except the steam.exe and steamapps folder

I did that before. It fix the issue for a day or so, then it comes back.

While trying to load LA noire, for instance.
Bump, now Steam somehow validates Steam files each time and also TF2... problem still persists.

I'll add that I've tested TF2 in the same disk I have this issue and I so far I don't have problems loading the game unlike my account.

I strongly believe there's something in the cache related to my account that causes every Steam issue I'm experiencing.

Also I've tested this in other disk with a clean installation, mine account generates the same issues, while others don't-
Requesting some help again.
I understand this problem is weird, I still have some ideas;

Could be something related to my account? I don't have the same issues with some alts on the same system.
Hello, also lately I'm having frequent steam crashes related to this error.

No clues to anyone?
"Operating System Issue

If the above instructions fail to resolve your issue, you should reformat your hard drive, reinstall your operating system, and reinstall Steam to resolve the issue.
Note: Using any portion of your old files might very well cause this problem to happen again."

That's the last part of the support page that you haven't tried correct? If your worried about losing personal files then just make a new partiction and reinstall steam and your games. If you have a virus corrupting your windows files however you will eventually have to do a complete wipe. Also make sure your new partition is secure from ip viruses BEFORE reconecting to the internet.

sorry just read you tried this.. thinking...

If it's a ip virus corrupting your files then it's very possible it just did so again on your other disk if it's on the same ip. It is very odd that it only does it to your steam account however. This CREATOR OWNER, is it a windows account that was made when you installed windows that has all the admin privlages? Did you forget about it and dont remember the password? If this is the case it would be impossible to set admin privlages to your account because your account wouldn't have the authority to as the CREATOR OWNER one would be the one with that power. Only way to fix that is to actually reinstall windows and remember which account actually has the admin privleges required to give other programs that same privlage. Do you have alot of mods? If you do and you don't want to lose them it's probably quicker to reinstall them all then to try and debug this problem for the sake of saving them.

Just like to add the easy way to prevent admin priv issues is to just have one account. Then that account naturally has the admin privlages. Hope this helps. :)
