I am not saying that will fix your issue here but why not remove the possibility altogether just in case ?
"Please make sure that Steam and all Steam games are listed as exceptions in these programs. If the issue persists, please try disabling or temporarily uninstalling the program to test the issue."
There are antivirus programs out there that are not on the list and work well with Steam.
EDIT...have you checked the game forums for these games in questions and looked for ideas there or posted for help on those forums ?
I'll be browsing some of the game specific forums now to possibly find a solution, and if the updater ever loads it may hold a clue or even a possible solution to this issue.
I'll repost this issue in some of the games forums, and possibly include a link to this thread (To keep things clean and save me from inbox spam)

EDIT: Steamwise, I've installed both Source SDK's just in case the twisted hands of fate decide that installing them was the solution. I'm up for anything that doesn't involve wiping a harddrive.
Just a quick question please..I am not familiar with those games so do you have any mods installed for them by chance ? Forgive me as I don't know if they can be modded at all.
Since the beginning of the year I have been getting errors about my video drivers failing to respond. I thought it was reffering to Nvidia, so I updated the drives and did everything to try and fix it, but to no result. After reviewing the error, I still could not pin directly where the error was coming from.
It appears (At least right now) that my Intel Core card is failing.
I have installed numerous Intel Update and Diagnostic tools, just have them fail to load or detect an issue. A few of them couldn't detect a driver at all.
I don't know if its related at all, but I have also been recieving errors involving my registry keys recently.
To Recap:
I Run a 64 Bit Windows 7 Laptop with Nvidia Geforce 610M Driver and Intel Core i7
Just updating you on recent happenings.
Check the disk for errors.
EDIT...Have you seen any BSOD ?
And Yes, I frequently get BSOD involving my Video Driver timing out.
It gets annoying due to the fact that it can just appear and dissapear at times.
I can go weeks on end without it, and suddenly I'll launch a game like Far Cry 3 and my computer will walk through the valley of the blue shadow of death.
EDIT: I just ran DirectX Diagnostics and it claims that everything is fine. No problems detected in sound or display. This is starting to get strange.
I am thinking registry errors so be prepared in case.
Ok and good luck. Of course I could be wrong here but I think you are on the right track. Do a chack disk after you back up all files you don't want to lose. If that shows errors as it runs, it would be a good clue for you.
Set it to fix all errors like the boxes asks you when you set it up. If it does fix all the errors it may find, perhaps you can try to reinstal the video drivers then and perhaps test it from that point on.
Sounds like a good course of action for you. Again, good luck and post back anytime for more help or if you fix it.
EDIT...sorry but one more thing...booting into safe mode can be a good place to test problems also. Since your drivers for Nvidia are not loaded then, if you can stay on your PC that way, it can be a good clue for you also as to the actual problem. You should be able to uninstall drivers from safe mode too and start over on their reinstallations. If you feel the need to at that point.
