Shove your head under the fan and wait for about a minute for his 4 claw attacks through the ceiling, you lose about a minute on a speed run.

Those are the safest ways...
I mean if you really want to run circles around the room and rely on RNG, go for it but that's just idiotic. I mean if you were really in that situation would you run around the room or would you stand in a spot the monster couldn't kill you?
You can also shot the hand with magnum, ending the attacks sequence.
There's no RNG. He tracks where you are, the trick is to fool him and chenge your location just before the arm hits.
As for comparing this to a supposed real life situation - I doubt there would be an 'exploit' that allowed you to stay in one place safely given that he knows where you are. It was designed to be dodged so I want to know how to do it legit.
There is dust coming from the ceiling as well, just more subtle, as well as sound clues as to where he is located. Also after he's made some holes with his hand you can actually see him walking on the ceiling when he passes by these openings, so it's not like he magically teleports around the place.
It's definitely not random.
