The speed of builing is limited by how fast resources can get there, how many and how big buses you have, and avilability of construction machines. So you have to have enough of them.
Dont make too many plans at the same time, only start new construction when the early part is complete on the first (free excavators). Also dont build too far from customs. Build mud roads parallel and upgrade one side to gravel ASAP, its a logistics challenge after all.
Initial town can be small, and you actually can get flats for workers that will help build pretty early. You can use water/swewage substations with trucks to customs only. Then just small clinic and a shop and they can help building stuff already through late spring and summer.
After that its all about observing and cutting corners. Dont be scared to fail and learn from it. For example i consider CO a luxury to get after i have own workers already :).

Start from Episode S8E1.
It sound like you are doing the right thing to build storage areas.
One reason why things maybe happen slow is that you are building to many different buildings or roads at the same time and then your construction offices get a very long list of orders and then they build all kind of stuff while you sit and focus on something els. and wondering why nothing happen. They get spread out to thin and have to compete to pickup workers at the border.
I recommend to first focus on building the primary main roads its the foundation for everything. So make gravel roads it will speed up vehicles also when it rain and they are pretty cheap and fast to make. OR only build the main roads first and have dirt roads other places, you can always upgrade them, but early on it save you time if you only focus on the big main roads.
and you will need some road cranes for building construction, they speed up things allot and boost how fast your workers work. My advice skip the tower cranes in start of the game.. They are great but its just more easy with roadcranes.
Els build all of the free construction offices that you can ( i think you can build 7 )
an example of what to buy for each building
1). 4x excavators ( or 3 and a fladbed truck if you want it to deliver them vs driving self)
in the construction office select that they should NOT construct roads.
personaly i just make the vehicles drive by them self if its like max 1km, reason is the fladbed truck can only go one place at a time while 4 excavators can drive to 4 different jobs at the same time. I think its faster in many cases.
2). 4x dozer ( or 3 and a fladbed truck if you want it to deliver them vs driving self)
In the construction office select that they not construct buildings ( only roads and pathway )
3). 4x dump trucks
4). 3x mobile cranes and 1 bus
5). 3 fladbed trucks and 1 covered truck
6). 3 concrete trucks and 1 bus
7). tarmac machine and roller, 1 fladbed and 1 bus.
a tip.. avoid allot of busses in one construction office.. the problem is if you have example 4 busses then they all want to go and pickup pepole at the same time and then they drive around more or less empty. So 1 or 2 busses in a construction office is enough.
Also the reason why you want to not have a bus in excavator and dozer construction office is that these machines can actualy work on their own = you save money not picking up workers to make roads and other things.. The machine once delivered to example a gravel road or constructing pipes in the ground just work on their own ;-)
IF the construction office with excavator and dozer have a bus they will try and pickup workers though they are not really needed.
So that is a good trick that will save you allot of money.
( if you import people to make roads and such things it cost you like 6500rubler pr month, it might not sound like much but it add up )
Another tip... dump wastewater in the river/ocean it actually become a bit expensive to sell it at the border.
regarding realistic mode, be aware its though and to build you first city and some industry will talke like 5-6 houres where you just see vehicles doing their things while you sit and watch the screen. Personaly i do this and sit and make small corrections and such things.
Avoid building tunnels, metro and rail the first few years. BUT its a good idea to build it but just wait with buying the dissasembled track builder since you rather want to use your money and resources building your city and factorys to get some money in the pocket.
A good avide is to build 1 fabric factory - warehouse - and 1 clothing factory ( actually 2 but only build 1 of them now and later on connect another one ).
And later on add a silo for crops to the fabric factory.
But for now keep it simple.. Once your fabric and clothing factory is up and running export clothing that give you a good income.
tip. avoid lending to much money, my rule is dont borrow more than 300.000rubler
( but you properbly be okay up to 400-500 but try to avoid it )
Your first city need to have a minimum of about 1300 people to operate the city, and fill your factorys with a decent amount of people. 1000 people will be able to run everything but aim for minimum of 1300 and about 70 need to have a higher education.
personaly i put the high education in the same building and tell them to work in the school, university and hospital.
( you need about 6 building that can hold 146 people or so each )
Also one culture building, and 1 sports hall it work all year vs other that only work in the summer time. You can also build a cinema.
It is VERY important you construct an university early on, and i like to recommend the communist HQ university.. Its pretty cheap to build and will give you people with higher education quite fast. there are 3 universitys and they all produce the same, but have different research options. The first you want to research is logistics to automate delivery of food and materials ect.
Els i like to recommend to research in turists the botels have a good income and if you own the ukraine dlc you get a hotel for 600people.. it can make like 100.000 rubler in a month.
pro tip regarding residential buildings.. when you "hold" a house in your hand then you can in the right side of the screen select an option that say "get citizen".. you want to uncheck this so that when the building is finished then it will not auto buy people.
You want to buy people your self in the summer time when its not freezing.
Also one very important thing is your heating plant.. this and electricityand money is the most important.. NEVER run out of heat, electricity or money then bad things will happen very fast... I lost thousands of people since my trains stop working so nobody go and work.
The safe way to do things are to build the heating plant withing walking distance.
BUT it will make pollution.. The best is to place it 800-1000m from the city and have busses deliver workers there next to your other industry.
Regarding what you are doing wrong, well try to click the buildings that are being constructed.. what do they need to advance.. is it building materials or workers.
again if you are building allot of places at the same time that might the issue.
Some buildings like the big supermarket takes along time to build.
tip. build a mud road to the west border and example 3 free gas stations along the way.. you have like 1 million usd so send some fladbed trucks to the west border and buy example 500 tons of steel and put it in your storage vs buying 500tons of steel with your rubler.. That way you have a better chance of "surviving" in the start of the game. ( and also you will pretty fast be able to build som very big trucks that can carry example 30 tons of steel pr trip after 1-2 years ).
My answer there fit´s in here as well imo.
(At least the bottom part)

Good luck Comrade.
Don't rush I guess. If it takes years, then so be it
I started my first realistic playthrough in 1924 (heavily modded), went through horrors of winters every year until maybe 1931, had my first village abandoned and my first prepopulated town nearly extinct. It's 1940 now, I finally completed railway to customs (town is 4km or so from the border), have my own gravel, asphalt, boards, 2 oilfields and sewing factory. Town is pretty much repopulated, although these damned tiny homes that don't have road connections (only walkways) don't allow ambulance to arrive, so some people do die while I construct more clinics and houses.
One thing I learned is don't try to stay small. Maximize your free CO's, build proper one (or 2), stock them fully with vehicles and don't hesitate to import workforce.
20 trucks and buses will build anything much faster than 3.
Best money making in early game is importing cloth and selling garments. You'll need quite a bit of workforce to fully staff the factory though.
Are you sure about that?
My town have resedential buildings and none of them have a street connection.
And my ambulance is rather busy.

But it´s nice to read that there are players with patience.
This is my first play on an iseland. Startet 1917.
But I realy wouldn´t suggest this to a new player.
Great write up and I was having a few issues trying to get into WRSR but after reading this, I am now way more confident on getting up and running.
Here is my savegame it Requires the UKRAINE DLC to play
You dont require any mods, but i am using a mod that make the path finding better at the border shop.. but you can play without it then its just the default border that you will use instead.
My savegame
https://file.io/AwphjFeh7kr7
download the 2 files and put them in this folder.
DO NOT unzip the files, the 23527-new1 is by default a zip file and the game automatic unzip it when playing ;-)
put the 23527-new1 and steam-autocloud.vdf in this folder and you should be able to see it in the load menu ingame.
D:\steam\steamapps\common\SovietRepublic\media_soviet\save_cloud
regarding my nation then this is like 7 years after game start the city is setup and industry is working and making a profit.. I recommend to maybe sit one year and do nothing to pay off debt and build 1-2 residential buildings more so you get more workers. Maybe also 2-3 more busses that drive them to work.
Alternative there is a 600 people hotel that i did not yet build. You can also build that and it will give you like 100.000 rubler pr month in income pretty quick BUT it also require allot of people.
And after that build 1 farm and some silos to produce your own corn, this will save you 100.000 pr year vs importing corn.
BUT the giant silos i use require allot of steel that will be expensive to build.
Regarding the trains i prepared the tracks.
Regarding the two tunnels NEVER build them in start of a new game, it took insanely long to build.. instead build bridges. The reason i go above or above the train line is to avoid traffic issues. Also notise how the passenger train have its own line all the way to the industry area so there wont be any cargo trains that will get in the way.
IT is extremly important that there always are people that can go to work and reach your heating plant. ;-)
Els have fun... Im not perfect i learn all the time, but pay special attention to the
silo- fabric- storage - clothing factory setup, this is a good start on realistic.
oh and reason that i have two train stations in my city is that one is for the ordinary worker going to my industry area, and the other is for long distance workers that i will send to a future coal power / coal mine area. So by having more than 1 train station i can "split" the workers vs they all are in one station.. the same goes with the bus.
1 bus stop goes to the industry area, and the other provice workers for my building industry. That way im 100% sure that there always are workers delivered to my industry area and my heating plant.
From there on it goes faster ( truck queue's largely eliminated ) after which i build all construction materials buildings to further reduce customs queue's and costs of import, and erect my first population center so i don't need foreign manpower anymore ( customs bus queue's ) and they can man the construction material factories and a party HQ and a tech university to invent the needed stuff.
From there on a coal mine so heating and electricity do not come with import costs anymore either and i have found it is wise to hook a steel plant to those coal conveyor lines as well.
Then i set up a raw bauxite area with several mines feeding a port and raw bauxite transport ships to export These act as a means to not go broke as the 10 million by now will be spent.
Then likely farms to feed the population and reduce import further, and then to the oil fields to setup a refinery and eliminate fuel import. From there on helicopters and planes can be used ( these guzzle a lot of fuel ) and expanding more remotely into the world gets easier as transport can be done by air. A good second means of export income for me will be a bitumen line from the refinery to a foreign connection.
From there on....airfield, tourists and hotels, and expanding into the world where ever i wish.
I think the greatest challenge is to not go broke by putting up an export income large enough to be able to expand.
- Alternatively, start close to a sea/river. Boats are quick to setup for their throughput.
- Stuff like schools, hospitals, and monuments can wait until workers move in to save money.
- Save money/time with water and sewage trucks.
- Smaller buildings take less time and money to build.
- Good early industries include: clothes + fabric, explosives, nearby oil fields, incinerating hazardous waste, and a food factory.
- Revealing the map's resources is good for planning if you want to plan long term.
- Otherwise look to exploit the resources you started near.
- Don't forget about the required transportation. Ships are fast to setup, but still expensive.
- Consider what resources you'll be able to produce easily early on.
- You can either build a steel mill right away and import the material (better than importing steel, may not be profitable) or you can build up a coal industry first (coal is used for a lot of things: bricks, power, cement, heating, and steel) and work your way to steel.
As for playing on realistic mode, try to get good with construction (learn how the construction phases work and try to minimize the time it takes between phases), and plan ahead to keep your construction vehicles moving constantly (they are not helping by sitting still). You should also build in redundancies so that you have more time to fix something before it becomes a serious issue.
I'm not, but that's only reason I could think of why. Clinic is basically right next to that house, medics are there (both doctors and other staff), car is fueled and there were no emergency visitors (that would indicate that ambulance was tied up with another call).
Could be some mod problem i guess. I've seen some weird things like forklifts doing circles on the platform unable to unload the train (fixed when I moved train to depot and back), or repair depot truck driving in a straight line through the buildings and disappearing somewhere in the wilderness.
A town with a soul :) looks great!
And a lot of mods seem to be in desperate need for some love.
That's why it is important imo to let them devs know about any issues so they can get solved.
If any problems can't get solved here best to do is to make devs aware of it.

Thanks for your Compliment btw.
I appreciate that.
Good luck and success Comrade.
-Free buildings (you already did this)
-Rush the starter town with a population of about 200-300. Getting workers in fast lets the population grow for free which saves money. Busses cause a big jam at the border office and in the winter buses get jammed in the snow which can cause the workers to despawn. Don't build any industry just focus on getting new workers in your republic.
-Build a new CO. Especially important for early starts but having extra buses and bulldozers can speed things up a lot.
-Setup a gravel industry. Just having gravel will have a huge impact on border traffic. If you mix in a cement plant and ashfault it will help even more.
-Upgrade roads to gravel. Don't do this earlier or your construction will grind to a halt since your gravel trucks will get overwhelmed.
Once this is setup you should have a reasonable amount of border post traffic so you can work on whatever you want after that. Going for clothing is a great way to make money and the factories are not too expensive. I usually either got for coal, oil or farming once the clothing factory is making money.
Also be sure to do construction in phases. Only start a few buildings at once so the foundation is completed using the bulldozers. Once a foundation is completed start the foundations of other buildings. This keeps all your trucks and mechanisms working with minimal downtime. Once a crane arrives at a construction site set it to max priority so workers and materials go to this site. Otherwise workers will go to random sites set to medium priority as well as the materials. Cranes increase building speed by 5X so a workplace without a crane is pretty much useless. If you use this strategy you should only need 2 cranes, 1 excavator and 1 bulldozer for the first few years of the game.
Always look for bottle necks. Common delays are heat piping so make sure the excavator gets to work on that early. Check in to your CO's every few minutes to see if any trucks are not moving. Open hulls, dumpers and mechanisms should be running 100% of the time so if they are stopped then start a new construction.
Using this strategy I was able to get a town running in 1.5 years in a 1915 start which is much slower then 1960. Getting the clothing industry functioning took about 5 years mostly due to how slow buses are in 1915. If you rush with 1960 equipment you should have a town ready by the spring of 1961.
