Building Maintenence
Hi. Is the only way to do this to perform "reconstruction"? Is there an option to keep on top of maintenance to avoid reconstruction? Also, do you need CO set to automatic in order for this to trigger?

Reconstruction IS building maintenance. You an set the percentage at 80 or 90 percent, to keep on top of it.

Thanks - the issue I am seeing is that even at 40% wear and tear there is quite a big hit to the quality of the flats so leaving it to 80 or 90% is going to have a big hit on happiness?

I would definitely not leave it at over 80%. Above 75% or 80% a building can have a chance to suddenly collapse reaching a guaranteed collapse at 100%. Fires also accelerate damage, so a fire that starts in a building already at 70% may collapse before the fire department can extinguish it. The game sets the default to 50%, but if you're paying on hardest settings I'd consider lowering that to 40%, at the very least on critical buildings far from the construction office like isolated power transformers and switches so they don't burn down in winter. Buildings still function just at reduced capability for some during reconstruction.

Be aware that the helicopter CO's are not working in regards to building repairs.

Sorry got percentages wrong. Set it to 10-20% to keep buildings in almost pristine shape. It is still called reconstruction though.

Thanks all. Do you need auto search on in order for the CO to action if you don't want to micromanage yourself?

So no matter where you set the limit for maintenance, the building must be closed down and reconstructed eventually?

This means effectively there must be at least two of each service building in the towns, and a bunch of spare apartment houses for evacuations when the regular ones get maintenance.

Tricky!

The buildings take a hit to productivity when they are reconstructed so you don't need to double capacity just make sure your buildings (ie shopping centers and day cares) are not at 100% capacity. Factories will shut down when machines are being replaced although this does not effect heating and electricity plants.

Yes. Be aware that it doesn't always detect it either, especially with mod COs, so open the List of vehicles and buildings and check over your buildings every now and then.
