Add Myling and Djinn to that, this is the latest challenge mode i take it? stepped into the front door and it started to hunt straight away, low sanity from start, no matter where we try to hide it finds us. This latest challenge is way too hard, i don't think we could do this one lol, all other challenges have been great so far though.
Edit: works a little better if one team member carries all the equipment to repel the ghost ...... i think..
Though keep in mind, that the Challenges vary in difficulty and the harder ones should rather be taken as a challenge only, if you want to try new things, as harder are usually not worth finishing for the money alone.
Also, you can and should hold the locker door closed during a hunt, as there is a chance that the ghost will simply walk by it and try to open it for fun.
I've taken the liberty to write down what my process has been for this challenge, maybe you will find it useful. I'm a pretty casual player so this isn't like, the definitive guide, just something that might provide some pointers to help.
For this challenge mode specifically, I suggest sending in only one person at a time, since the ghost can kill multiple people during a hunt. Set up some sound sensors so you can hear the ghost in the van to try to get a sense of its speed. Someone can also look in the window next to the front door to try to see the ghost if it comes up or down the stairs, thereby allowing you to eliminate or confirm oni or phantom based on blink, or obake if you're lucky and it shapeshifts, and possibly polty if it throws the stuff by the front door (polts throw more often during a hunt than other ghosts)
If you can figure out where the ghost room is, smudging the ghost when it's not hunting will prevent a hunt for a minute or two, which can give you some valuable time to hang out and see if it has any telling behaviors.
In short, go in, throw down a sound sensor and go hide. Rest of team man window and truck to listen. First hunt can tell you if the ghost speed is normal or fast/slow. It might also give you other clues from the guy at the window. After the hunt, be ready to rush in with salt, some electronics, and maybe a smudge or two. If you know roughly where the ghost is coming from, salt the general area to check for footprints (eliminates wraith) drop some powered on electronics to listen for a speed up if raiju. Guy inside who was hiding should also turn on the breaker (jinn won't turn off breaker). Resume positions and prepare for a second hunt.
After that, it's just a matter of being lucky enough to get an obvious clue or eliminating things down until you have a limited number to guess from. You will probably get things wrong many times, and probably will die a few times as well. It's mostly luck of the draw with what ghost you get.
Oh, and I forgot crucifixes. I recommend holding onto one for the person hiding, since several of the ghosts can teleport to you and that's just the worst way to die (ghost tp's to you in hiding and then starts a hunt, won't help if the ghost tp's to you while hunting). You can also throw them in the ghost room if you discover where it might be to buy some investigation time - probably best used after smudging the ghost to indicate when the smudge has worn off.
We haven't had good luck with parabolic, just because it can take so long to get a ghost response and it only confirms banshee with the special scream. Likewise, mimic is more likely to give itself away by changing ghost types between hunts and sending someone in with a head cam to check for orbs is a death sentence.

After the crucifix (and the optional flashlight) is tossed inside, grab the following: a lighter, an incense... and actually one of the adrenaline shots. That last item may sound useless... and for sanity restoration, you're right... BUT it still provides it's infinite sprint buff for the duration of it's use, which can help maintain the looping on the ghost, or allow you to get away from the ghost after blinding it with the incense and go into hiding proper.
